The Blue Hobbit is a real state park experience. Camping on seven acres of private land with a real house to live in. newly remodeled very unique berm house with picture windows looking out into your own green yard. A 2 minute walk and you are in the private side of Watkins Glen State Park without crossing any roads. A 5 minute walk and you are at a very private area of the park with a large lake, waterfalls, grills, and dogs allowed. This is the best State Park Experience on VRBO

Your Property

Blue Hobbit Berm House Step into a newly remodeled 2025 berm house, tucked into the earth for a cozy, hobbit-inspired retreat. This 0-bedroom studio sleeps 6 with two 14-inch queen mattresses, a queen leather pull-out sofa, and three couches. Enjoy a rustic-modern interior with large picture windows overlooking a lush yard, a slate-tile bathroom with tub/shower, a full kitchen with Samsung Bespoke white glass appliances, three TVs, and a dining table for a seamless stay, utilities included.

Customer Concerns:
We like to add past concerns here to help future guests.
Driveway: Driveways is right off Route 329 and very long. If arriving at night it can be very dark. There is a light at the bottom by the parking area.
Parking: Winter notice. We recommend parking at the top of the driveway and hiking down to the home. We do not plow after it snows and you will have to shovel your self out if you park at the bottom of the driveway.
Entrance: Enter the home by walking on the grass along the side of the garage until you see a door on the right that looks like it enters into the hill.
Home: The home is located under the berm (underground). If you are not familiar with this style home it can be a little confusing at first but it is also very unique.
Second Floor: You will see the second floor sticking out of the ground. This is strictly an attic and not available to guest. The actual home is located under the berm. There is no heating or cooling unit in the home. we provide a small space heater only. The only access into the home is located from 2 doors. The back door where you will first enter. And the front door with the large picture windows that looks out into the large property.

All guests and pets must be registered on VRBO at booking; no additional daytime or overnight guests beyond the specified guest count are permitted on the park property at any time. This policy while strict helps us maintain the peaceful atmosphere.

Smoking Policy Smoking allowed outdoors only; ashtrays provided. No smoking inside; $400 cleaning fee for violations.

Fire Pits & Grilling Use the main stone fire pit outside the front door or two tent-site fire pits. Never leave fires unattended; fully extinguish before leaving. Grilling welcome for rustic outdoor cooking.

Checkout Process Double-bag garbage and tie tightly to deter animals; place in outside bins (extra bags provided). No laundry or deep cleaning required—our team handles it.

Pet Rules Pets welcome at no extra charge but must stay off beds and furniture. Clean up waste and excessive shedding before checkout. Share photos of your pets enjoying the stay!

Respect the Land Stay on marked private trails to Watkins Glen State Park. Leave no trace—respect plants and wildlife. Do not collect or burn property firewood; purchase nearby.
