The accommodation is located in a privately owned residential building. Guests agree to respect the residential nature of the property, including common areas, building rules, and legally required quiet hours. Each unit in the building is individually owned, and other owners may carry out lawful repairs or refurbishments in their own apartments. The host has no control over third-party activities in neighbouring units and cannot be held liable for noise, maintenance, or other lawful works outside the host’s property.
2. Tourist Registration Requirement
In accordance with Article 116(5) of the Tourism Act of the Republic of Bulgaria, all guests (tourists) must provide additional personal information after booking confirmation. This information is collected solely for mandatory legal reporting to the competent authorities.
3. Shared Accommodation Notice
This is a private room within a shared apartment. Certain areas are shared with other guests (including the bathroom, and potentially other common areas depending on the setup). Guests agree to use shared spaces respectfully, keep noise to a reasonable level, and follow basic shared-living etiquette.
4. Cleaning Policy for Shared Spaces
The room and apartment are cleaned only after checkout (between reservations). No cleaning service is provided during the stay. During the stay, maintaining cleanliness in the shared areas is the responsibility of the guests using the apartment together. Guests are expected to leave shared spaces reasonably clean after use.
5. Invoice Issuance
The host is not able to issue an invoice for this reservation. If an invoice is required for reimbursement or accounting purposes, guests should not proceed with the booking.
6. Centralized Heating Disclaimer
Heating is centralized and provided by the municipal supplier (Toplofikaciya Sofia EAD). The host has no control over the start/end of the heating season, which is determined by the supplier based on external conditions. During warmer months, heating is typically switched off citywide. The host is not responsible for temperature fluctuations or supplier-related delays.
7. Parking (Blue Zone) Notice
The property is in central Sofia where street parking is regulated, paid, and time-limited (typically up to 2 hours in the “Blue Zone”). The host does not provide or guarantee free or reserved parking. Guests who park on public streets do so at their own risk and must comply with all local regulations. Any fines, towing, or penalties are solely the guest’s responsibility. The host may share general guidance on nearby options upon request, but is not responsible for availability, costs, or enforcement and will not reimburse parking fees under any circumstances.
