This modern 3-bedroom property is on the first floor of a listed building in the very heart of Rome. For those travelers with a walking disability: there is no elevator available, and there are 16 steps from street level to the door.

The apartment can accommodate up to 6 people and is located by the world-known Spanish Steps and the famous shopping streets of “Il Tridente”. All bedrooms are decorated according to hotel standards, with the first bedroom featuring a king-size bed (The mattress being 200 cm wide), while the second one has a bed that’s slightly larger than a queen-size, standing at 180 cm wide. Every room has an ensuite bathroom, with the one in the third and final bedroom also fitting a washing machine (Please note that the washing machine doesn’t have drying capabilities).

The third bedroom is a hybrid space of sorts, as it’s also a dining room and it is connected to the kitchen, fully equipped, and features a dishwasher.

On top of its own bathroom, each room is complete with a wardrobe, its own desk, a heating independent system, and an A/C unit.

The apartment has been recently renovated and a free Wifi connection is offered to all guests. Frattina 1 overlooks Via Frattina and Via Bocca di Leone, two of the major luxury shopping destinations in the city of Rome. Keep in mind that due to its unique location, this accommodation is in a pedestrian-only area of the city center and cannot be reached with your own vehicle or with a taxi, which will leave you at a short distance, on Piazza Mignanelli. The “Spagna” subway stop is also within walking distance.

Every time a guest checks out, this apartment is thoroughly cleaned and scrubbed, ventilated and disinfected in all its areas according to the instructions of the Italian Health Department. The sheets and bedspreads (replaced at each check-in) are washed in high temperatures by specialized personnel. Cleaning products with 70% alcohol are used.

During the colder seasons, heating will be turned on at the times stipulated in the regulations by the City of Rome. In addition, the maximum allowed operating hours and the temperature set by the same regulations and any national standards will be respected.

Guests will not be able to change or raise the temperature, the thermostat will have been previously set.

Electricity and gas consumption is included in the price of this rental. Guests are required to comply with the rules of use of all electrical equipment in the accommodation. Specifically, they are required to turn off all lights and A/C off when not at home.

Check-in is by self-check-in. It is MANDATORY for the guest to fill out the online form I will send when booking the property, providing their ID information as required by Italian law. Additionally, the rental contracts are included within the form, and signing them is mandatory. The form must be completed within 48 hours of the guest's arrival in Rome. Filling out the form takes about 5 minutes. If the Italian Government introduces regulations prohibiting self-service check-ins, we will provide in-person check-in from 3:00 PM to 9:00 PM. A late fee of €50 will apply for check-ins after 9:00 PM.

By booking the apartment, the customer is aware that the additional services (such as cleaning management, welcome pack, customer assistance) are provided by Clickbook srl on their behalf and are part of the Online Accommodation Booking Rate.
