The studio is accessed via a private entrance with private lock. While your studio is private, you may see or interact with other guests in the home`s hallways, common areas, and outside the property, such as on the porch and in the gazebo, and in shared parking.

Check-in is at 4PM and check-out is at 10AM. Early check-in or late check-out can be requested at any time, but approval can only be confirmed one day before arrival or departure. We will do our best to meet your travel plans.

We value your privacy but are always available if you need us! Guests can reach out through the rental app for quick assistance. We’re happy to share local recommendations, restaurant favorites, and tips for making the most of your stay!

You are staying in a friendly and peaceful area, and we kindly ask that you respect the community, the environment, and your neighbors. Quiet Hours are in place from 9pm - 9am, and parties or events are strictly prohibited. Free parking is available in the driveway; guests should only park in the designated parking spots. See the parking instructions for more information. Please inquire for RV and trailer parking. Pets are welcome with prior approval and a $50 pet fee will apply.

We provide basic amenities such as toiletries, paper towels, and cleaning detergents, to get you started but if you’re planning on an extended stay or staying with a larger group, we recommend picking up what you need for the duration of your stay. Refills and replenishment of toiletries is not included. We can provide restocking, but an additional fee may apply. Reach out to inquire.

In the warmer months, the farm is a fully operating area attraction and other families with children may be on the property taking part in activities. Guests are not to approach the animals or enter their enclosures without the host`s explicit permission and supervision. Doing so will result in penalty. There are also maintenance vehicles and sheds on property which are off-limits.

Upon arrival, should you notice any damage or anything broken, please advise the host as soon as possible so that immediate repair arrangements can be made. Any unreported damage will result in damage fees and will be billed to the guests.

All guests are subject to additional screening and a security deposit.

The home is located in a peaceful gated community in Monroe, offering quiet surroundings and easy access to parks, nature trails, and local conveniences. The area is known for its scenic woodland, rolling hills, and beautiful water views. A personal vehicle is recommended for accessing the property and exploring the surrounding area. The grounds offer ample parking but this parking is shared among guests. Most local stores and restaurants are just a short drive away. Ride share services operate in Monroe but may be limited during peak or late-night hours. The home is just 1 hour from NYC and Newark.
HOUSE RULES: Guest agrees to maintain the Property in good condition and comply with all applicable laws. Guest is responsible for the actions of all occupants and visitors. The following rules apply:

NO PARTIES OR EVENTS: Parties, events, or loud music are strictly prohibited. Violations will result in a $500 fee and immediate eviction without refund.

QUIET HOURS: Quiet hours are from 9:00 PM to 9:00 AM. Excessive noise at any time may result in a $500 fee and eviction.

NO SMOKING: Smoking is not permitted inside the Property or in any enclosed areas. Violations will result in a $500 cleaning fee.

POOL/HOT TUB USE (IF APPLICABLE): Use of the pool or hot tub is at Guest’s own risk. No diving is permitted. Use is limited to registered guests only. Children must be supervised by a responsible adult at all times.

CARE OF PROPERTY: Guest agrees to promptly report any maintenance or safety issues. Do not tamper with unauthorized equipment. Furniture, décor, and equipment must not be moved or rearranged without prior written approval. Unauthorized movement of furniture will result in a $250 fee.

CLEANING: Basic cleaning is included. Excessive cleaning beyond normal use will be charged to the security deposit. Additional mid-stay cleaning is available upon request for a fee.

PETS: Pets may be welcome with prior approval. If approved, a $50 pet fee will apply.

AMENITIES: A starter supply of toiletries, paper products, and detergents is provided to help you settle in comfortably. If you`re traveling with a larger group or staying for an extended period, you may wish to pick up a few extra essentials during your stay. We’re also happy to restock items for you—just let us know in advance and we can arrange it for a fee.

LOST KEYS: Lost keys or access devices will incur a $300 replacement fee.

PHOTOGRAPHY/COMMERCIAL USE: The Property is for residential vacation use only. No commercial photography, filming, or events without written approval.

CHECK-OUT PROCEDURES: Departure is required by 10:00 AM. Return furniture to original positions, empty trash, remove food from refrigerator and cabinets, load and start dishwasher, and place used linens and towels in the laundry area.

MAINTENANCE AND REPAIRS: The Management Company will address reported issues promptly but does not guarantee all equipment will function perfectly at all times. No refunds or adjustments will be made for appliance or equipment failures.

FORCE MAJEURE: The Management Company is not responsible for events beyond its control (e.g., weather, utility outages, construction, or pandemics). No refunds will be issued for such interruptions.
