The Villa: hot tub, sauna, game room, theatre

The Villa on Esperanza is a one-of-a-kind luxury home overlooking Keuka Lake. Set above the west branch of the lake, and overlooking the Bluff, this home has some of the most stunning views of Keuka Lake that you will find in the area. You'll feel like you are living in your own Italian villa here with some of the best amenities:

This home was built to amplify the sunset hours with the outdoor gardens with its water features, walkways, large covered patio spaces, a gorgeous outdoor kitchen, and a hot tub all placed to face toward the west and enjoy the sunset views over the lake.

**Because of the nature of this home, we do request that guests reconsiderstaying if there are children under 6 years of age in attendance. This home is a very beautiful and comfortable space but because of the outdoor water features and hill beyond the home, this is not the best place for small children.

The interior spaces of the home were built to enjoy the view of the lake from many of the rooms. There are large floor to ceiling windows and patio doors in the main living areas of the home that bring the sunshine and lake views in. Walking in the front door you'll be invited in to the open foyer which has cathedral ceilings and a grand staircase down to the main living area. On this upper floor there is a gracious game room with a pool table, shuffleboard, a table for playing cards as well as a lovely bar with a bar sink, and bar fridge.

The upper floor has 3 bedrooms. To the left of the entry is a cozy bedroom with glass doors overlooking the foyer/windows in the cathedral area and a King size bed. Beside this smaller bedroom is a King Suite with an attached full bath (tub/shower) and an additional attached sitting room. Across the hallway is a Queen suite with an attached full bath. This bathroom can also be accessed by the game room area and is the main bath on the upper floor.

Walking down the grand stairway to the lower floor, you'll walk into the main living area. To the left is the sunken living room with floor to ceiling windows overlooking the lake and leather couches. To the right is the large, fully stocked Kitchen with a prep island and an additional entertainment island for dining as well as an additional, more casual, sitting area. There is a walk in pantry, as well as a half bath, located behind the Kitchen. The Kitchen flows into the Dining area, which comfortably seats 10, and from there you can walk out the patio doors on to the gracious covered patio, making a smooth transition from indoor dining to outdoor dining/entertainment. The outdoor covered patio has a farmhouse table and chairs to enjoy dinner al fresco while watching the sun set.

The Primary bedroom is tucked behind the Living room and is a King bed suite with an attached bath with soaking tub and walk-in shower, a custom primary bedroom closet, and patio doors to the outside gardens/patio. The sauna room is located off of the Primary bedroom

Bedroom 5 is also located off of the living room and is quite a large room with a King bed.

The Lower level also has a small exercise room with a treadmill and stair stepper.

From the Dining room, you can navigate the hallway through the wine cellar and back to the in-home theatre room. The Theatre room has a projection system and comfortable couches, making it the perfect spot to wind down with a late night movie and a bowl of popcorn. The projection system has been outfitted to a Roku so you can watch smart tv or choose a DVD from the extensive collection of classics, mystery, adventure and kids movies (There are some really good ones here!!). The theatre room also has an attached half bath.

The outdoor spaces at the Villa make this place outstanding. There is a waterfall/stream that runs through the gardens and ends in a pond. There are patios and walkways built in around the gardens/water features and these lead to the covered pavilion and enormous outdoor kitchen. The kitchen is outfitted with a sink, bar fridge, gas grill and griddle. There is an island in the center for sitting around to enjoy finger foods and wine while you grill or you can relax in the Adirondack chairs beside the pavilion. There is a gas firepit with seating built in to the landscaping beside the pavilion. (Outdoor features such as the pond/waterfall, outdoor kitchen, and some outdoor furnishings are only available seasonally)

Walking over to the large covered patio, you'll find multiple outdoor seating areas. The patio has a large outdoor dining table and here is where you will find the hot tub as well. The hot tub is perfectly positioned so that you can't miss the sunset and you've got that 5* star view of Keuka Lake while you relax in the warm water.

Take a few steps down to the lower grassy yard area and you can enjoy a game of cornhole.

This home has great proximity to the lake itself, Keuka State Park is just around the corner (a 2 minute drive) and you can access the lake from the park or launch a boat from the dock area at the park. The home is just a few minutes from some of Keuka Lake's fantastic wineries and about 8 minutes from the town of Penn Yan. This home is the perfect blend of "quiet getaway" mixed with "convenience and accessibility". You'll feel like you are in your own private paradise and may not feel like you need to leave the property at all during your stay....but if you choose to get out and about, it is not far to local restaurants, wineries, etc.

UNAUTHORIZED EVENTS THAT EXCEED THE MAXIMUM OCCUPANCY LIMIT OF 10 PEOPLE AND 5 CARS ARE FORBIDDEN AT THIS HOME AT ANY TIME! Any guest found to be in violation of our event policy, may be subject to a penalty fee at Linger Hospitality's discretion, and will be charged accordingly.

**This home has an active camera monitoring the parking area by the garage

*Air conditioning is provided via central air
*A limited amount of paper towels, toilet paper, and soap, is provided for each guest.

**We ask that the primary renters be over the age of 25. By booking you agree with this policy and comply with the request that the renter is over the age of 25.
**NO PETS allowed at any time, absolutely no exceptions. Anyone found to be in violation, will be asked to leave immediately and/or charged an additional fee
**No parties are allowed at any time.
**Smoking is prohibited at any time
**Parking for 5 vehicles only, do not park on the neighboring properties
**Guest must comply with maximum occupancy at all times, no exceptions. Only 10 people are allowed on the premises, additional guests will be asked to leave immediately

**Guest may be charged a fee for misuse of the hot tub, if draining/refilling is necessitated from guest misuse

**Guests are asked to initial a rental waiver, sent via email, immediately after booking

**Some amenities are only available seasonally, such as: the pond water feature, outdoor kitchen and outdoor furnishings. Weather permitting, these outdoor amenities are available from mid-May to October.
