**We take our guests` safety seriously. We clean and disinfect all doorknobs, handles, sink and shower knobs, toilets, kitchen surfaces... etc. before arrival for each guest.
The two bedroom home has two queen beds (one in each room). The pull out sofa can sleep two for a total of 6 guests.
This home is centrally located in the Buffalo/Niagara area. Conveniently located close to the airport, it is a short drive in any direction to the fun! Niagara Falls is a quick drive north. Head west to downtown Buffalo and the Lake Erie and Niagara River waterfront, and the medical campus. South to the Bills Stadium, Ski Country and some great hikes. West to Letchworth state park and the Finger Lakes!
Enter through the side door. The apartment is located on the first floor. Laundry is in the basement.
The Airbnb app is the preferred method of contact but, feel free to call or text if you need anything at all!
Absolutely NO PARTIES ALLOWED. The house is for registered overnight guests only. No additional charge for up to 15 confirmed guests. There will be an additional charge of $45 per person for every guest in excess of 15 or for any additional guests who were not confirmed on the reservation. Please make sure the guest count is accurate when booking. If you need to change the guest count, please do so through the Airbnb platform prior to arrival. LOCALS MUST CONTACT US FOR APPROVAL PRIOR TO BOOKING. We reserve the right to cancel any local bookings that are not authorized.
No Smoking! We care very much about the air quality for our guests. We even work hard to use neutral cleaners to maintain air quality. Smokers must smoke outside away from open windows and doors. Smoking in the house will result in a minimum $400 additional cleaning fee.
*No cats allowed on this property. The owner is very allergic to cats.
When you bring a dog, please keep in mind that an additional cleaning fee of $100 will apply if dog waste is not picked up, pet hair is not vacuumed, or dogs are allowed to sleep on the furniture, causing odor or embedded pet hair. Most of our dog owners have been the cleanest and most responsible guests, and we rarely have to charge this fee. This fee goes directly to our cleaners to cover their extra time and expense and will be charged after checkout if necessary.
Early check-in/ late check-outs: We will do our very best to accommodate early check-in or late check-out requests. Please note that it is very rare that these can be accommodated, especially during the summer season. If you must arrive early or late, we suggest booking an additional day as we cannot guarantee availability. Overstaying past checkout time without prior permission will result in a charge of $75 per hour. This is the fee our cleaners charge us and we therefore have to pass it on.
