*THE LOFT*
The rustic charm of reclaimed wood, the soaring ceilings and farm decor offer a place to relax and have some fun â whatever you need it to be! The space has two twin beds and entertainment. It`s where history and contemporary design come together so you can laze around after a day of hiking, fishing or shopping!
*THE LIVING ROOM*
Almost 10 ft of glass gives you views of the mountain and water all day. You can get lost in it while drinking your morning cup of coffee. Start the say right, relaxing! The rough-hewn hemlock boards were brought to life, celebrating the tanning (hemlock) history of the property and this once working Barn. Absorb the tranquility of the mountains and private lake. You may never want to leave this charming sanctuary that feels like home.
*THE KITCHEN*
A small but artfully designed kitchen with granite countertops and stainless steel appliances contains everything you need to spend your time with us.
*THE BATHROOM*
Modern updated features with a relaxing rainfall shower head.
*THE MASTER BEDROOM - 1 Queen Bed*
A warm and comfy barn feel with a memory foam cloud mattress. The century old Barn door recovered from this very property was repurposed as the headboard. Lose yourselves in a good book or just daydream - we don`t ever judge! :)
A Dutch Farm with windmills crafted in the old-style tiny tile mosaics (the same fashion as historic NYC Subway stations) adorns the wall. This was recovered from a NYC Brownstone being demolished and it was repurposed in our space.
*BEDROOM 2 - 1 Queen Bed and 1 Twin Bed*
Celebrating almost 2 centuries of history of the Victorian Inn, this bedroom proudly features it`s salvaged tin ceiling tiles that were crafted into the headboards for the queen and twin beds with their memory foam cloud mattresses.
*THE LOFT - 2 Twin Beds*
Climb into this beautifully renovated barn loft space! The spiral staircase came from a southern Pennsylvania Amish FarmHouse, originally designed and built by amish craftsmen. This classic barn boasts century old hand-hewn exposed beams and modern amenities for the ultimate getaway. Unwind in the cozy living space, complete with a TV for entertainment. Go ahead and feel like a child again with this âEagle`s Perchâ - You may even occupy this yourself and leave the kids downstairs!
*DECK*
Step outside onto the deck with a cuppa your favorite. Enjoy the private lake and the mountain peaks that are all around you. Walk past the lake and enjoy the beauty and sounds of Esopus Creek.
** There is NO smoking or vaping inside. No parties or events. No fireworks on the property. Failing to follow house rules may result in you being asked to leave. **

Unit 1 in this cottage and the deck and in front of this unit. The grounds are common areas. You can walk around and enjoy the lake, the creek and various sitting areas.
While we are not on the property all the time, we are just a message and a phone call away
This is a century old Barn. While we made every effort to renovate every part of the structure to make it safe for guests, we took care to preserve and maintain the character. The floors will not be straight and the building might creak. To preserve the character and period specifics, the century old timber beams are left exposed. They are not sanded smooth. They will be rough and handling them might cause splinters.
** Please wash your dishes - We do not have a dishwasher. Clean the grill if you use it. Guests please be aware the cleaning team does check the units but the guests before you have washed the dishes and cleaned the grill. Check before use.
** It`s the Catskill Mountains and there is wildlife. Please don`t place garbage outside unless it is in the trash bins provided.
** The Barn is a duplex - there will be other guests in the same premises. While the guest cottages have EVERYTHING it needs WITHIN sound-proofed units, you need to be aware of other families in the same building.
** This cottage is part of `Valleywood Acres Inn and Cottages` there will be other guests in the cabins/units on the property
** The parking is for 2 Cottages. Please only park in the spot in front of your unit. You can park on the grass next to the building as 18 acres of the ground belongs to the Valleywood Acres Inn and Cottages.
** Fishing is allowed! Please check local licensing rules.
** Lady bugs love the houses in Big Indian in the winter, we do everything possible to keep them out but they do try to get in and enjoy the warmth.
** Please be aware this is the mountains. There will be bugs and critters. Sometimes deer roam about or the geese and ducks stop by the lake. We love our wildlife and expect that our guests are kind and let them be. If you are really lucky you`ll see our family of eagles soaring around.
SOME RULES:
-NO PARTIES OR EVENTS unless have consent from the owners
-NO SMOKING and no recreational or illegal drug use whatsoever on the property
-PETS are allowed with permission. Please advise the owners before showing up with your pets. Our pet must be leashed at all times outside, not be left alone and must not be on the furniture. Any damage caused to the property will be recovered from the guests. No exceptions.
-Please DON`T REARRANGE FURNITURE. It scratches the floor and it delays the cleaning crew. If the cleaning crew has to spend time putting furniture back, you will be charged a surcharge of $50
-Please treat our home and amenities with the same respect you would your own
-Please DRIVE SLOWLY and carefully through the property and watch for playing kids
-Any evidence of smoke in the home after check out will be subject to a $1000 fine and any guests found to be partaking in illegal drug use while still inhabiting the home will be removed immediately, no refund will be issued and possible legal ramifications will ensue
-Please respect the neighbors and their property boundaries and respect the quiet times after 10:00 PM. Repeated noise complaints will result in removal from property with no refund
-Please notify us of any extra house guests as they must be approved before staying- you may be charged an additional fee or, depending on the circumstances, we will enforce a removal from the property for all guests immediately without a refund
-As usual, PLEASE KEEP CONSTANT SUPERVISION OF YOUR LITTLE ONES and maybe the not so little ones too ;) as you are near the water. The lake and creek are not fenced, do not have railings and we do not provide lifeguards.
-Report damages and anything in non-working condition. Thank you!
-We have provided make up remover facecloths for each unit. Please use those and not the towels so they donât get ruined.
-It is self-check in and out with a smart code that will be given a few days prior to your booking.
-Guests are required to lock all windows and doors before they depart
