This townhouse is a multi-level home with stairs connecting each floor. Guests should be aware of the layout and the number of stairs when planning their stay. There are 65 stairs to reach the rooftop deck
Parking: The driveway entrance is narrow, and many guests find it easiest to pull in first and then back into the garage. Parking includes space for 1 vehicle inside the garage only. Driveway parking is not permitted. Any additional vehicle must use legal street parking or nearby parking decks where available

City of Atlanta Requirements
It is unlawful to allow or create noise exceeding limits set by the City of Atlanta Noise Ordinance (City Code Sec. 74-131). Guests must be considerate of neighbors & their right to quiet enjoyment at all times.
Maximum occupancy: Two (2) adults per bedroom.
Parking: One (1) parking space is available. Do not block driveways, sidewalks, alleys or mailboxes. Drive slowly & watch for pedestrians & children.
Enforcement: Violations of city regulations or house rules may result in immediate termination of the reservation, eviction without refund & potential liability for fines or penalties imposed by the City.
General Requirements
All guests & visitors must comply with house rules & any instructions provided by the Property Manager during the stay.
Guests must promptly notify the Property Manager of any neighbor complaints, disputes or safety concerns.
Children must be supervised.
Personal property brought onto the premises is at the guestâs sole risk. The owner is not responsible for loss or damage caused by fire, accident, acts of God, criminal activity, negligence or plumbing or utility failures.
Garage storage areas are locked & contain cleaning & maintenance supplies; access is prohibited.
Electrical panels in the garage should not be accessed except during a power outage.
Trash & recycling must be disposed of properly: use kitchen & bathroom bins for small trash; larger bins are outside by the side door.
Accidental damage to linens, furniture or property must be reported immediately. Guests may be billed for unreported or unrepaired damage not covered by insurance.
Sanitary products, baby wipes or similar items must not be flushed down toilets.
Visitors & Occupancy
The unit sleeps seven (7) registered guests.
All guests, including children, infants & toddlers, must be included in the reservation count.
Any visitors not listed on the reservation must receive prior approval from management & may incur additional fees.
Unauthorized visitors or exceeding occupancy limits may result in immediate eviction without refund.
Functions & Gatherings
Parties & events of any kind are strictly prohibited.
Small gatherings require prior written approval & must comply with all noise, visitor & neighborhood rules.
Violations will result in immediate termination of the reservation.
Noise & Neighborhood Considerations
Quiet hours are 11:00 PM â 8:00 AM, including during arrival & departure.
Excessive or disruptive noise at any time may result in eviction & forfeiture of rental fees.
Guests are responsible for ensuring all occupants & visitors comply with noise rules.
Parking
One garage space & street parking are available.
Guests & visitors must comply with posted parking regulations & be considerate of neighbors.
Lock vehicles & remove valuables. The owner is not responsible for theft or damage.
Security & Monitoring
Exterior security cameras monitor the driveway, back fence, sides of the home & front door via Ring doorbell.
There are no interior cameras or recording devices inside the property.
Guests consent to exterior monitoring for safety, security & occupancy compliance.
Rooftop Deck Safety
Access requires climbing 4 flights of stairs, approximately 65 steps. Guests must be physically capable of stair use.
Use of the rooftop deck is at your own risk. The area is not child-proof. Children must be supervised.
Maximum occupancy limits apply; rooftop access is for registered guests only.
Do not climb on furniture, railings or structures.
Do not throw or drop items from the deck.
Furniture must remain in designated locations & may not be used as ladders or barriers.
Use while intoxicated is prohibited.
Deck surfaces may be slippery when wet, windy or during bad weather.
Surfaces may become hot in direct sunlight; appropriate footwear is recommended.
Quiet hours & noise limits apply at all times.
Guests assume full responsibility for safe use of the rooftop deck & compliance with all rules.
Fire Safety
Fire extinguishers are located under the kitchen sink & at the top of the stairwell near the rooftop entrance.
Smoking, Drugs, Firearms & Pets
Smoking or vaping is not permitted anywhere inside the home. Guests are responsible for properly disposing of any smoking-related waste; failure to do so may result in a fine.
No candles, incense or open flames permitted anywhere on the property.
Illegal drugs are strictly prohibited. Any violation will result in immediate eviction & a USD $500 fine per infraction.
Firearms are not permitted on the property. Any violation will result in immediate eviction & a USD $500 fine per infraction.
Pets are not allowed under any circumstances. Unauthorized pets will result in immediate eviction & additional or deep cleaning fees charged to the guest.
Damages & Breakages
All damage must be reported immediately.
Furniture may not be moved outdoors without prior approval.
Towels, linens, dishes & household items may not be removed from the property.
Missing or damaged items will be charged to the guest.
Professional cleaners document property condition after each stay to verify damages.
Check-In / Check-Out
Check-In: After 3:00 PM via keyless entry (front door & garage). Access codes will be provided prior to arrival.
Check-Out Instructions:
Leave beds unmade.
Remove large trash items from the home.
Take kitchen trash to outdoor bins; leave bathroom trash in place.
Start the dishwasher.
Empty refrigerator & freezer.
Check drawers, closets & under beds for personal belongings.
Leave keys & gate remotes in the kitchen tray.
Return furniture to original positions.
