Note: We recommend do not put full size adults on top bunk beds.
Note: Some guests have reported that the Queen room, above the pool's dehumidifier is very noisy and difficult to sleep with due to noise. We have inspected the machine and have determined that it is working properly and there is nothing we can do to decrease the noise. The dehumidifier is needed due to the heated indoor pool which creates a high amount of humidity in the home if not used.

Douglas County Nevada mandated quiet hours are 9pm-8am. Please do not make any noise outdoors otherwise you are subject to citation by Sheriff, hefty penalty, eviction and our vacation home rental permit is in jeopardy
Cleaning Fees include in price many extras : pool and jacuzzi service prior to arrival, starter kit of basic supplies such as shampoo, soap, dishwasher detergent, bath towels, toilet paper, paper towels, etc. 10 large bath towels, 10 small wash cloths. Beach towels are not provided.

Note on cancellation policy: Please note that booking a visit to Lake Tahoe comes with some risks of guests wishing to cancel and receive a refund due to natural disasters or weather related events. Our cancellation policies are strictly enforced regardless of the reason for cancellation. If you need to reschedule your date, you must be in compliance with cancellation policy first. If there is a blizzard, road closure, fire, smoke, rock slide, avalanche and/or any other natural disasters, our cancellation policy will still be enforced as we cannot expect our property owners to be held accountable for refunds for natural disasters which are expected to occur in the High Sierra Nevada Mountain Range on a constant, regular basis.

Note: After you book this home, you will be required to sign a brief Good Neighbor Contract. The contract will state that you agree to follow all Vacation Home Rental Ordinances. Several of the most important laws will be outlined. Failure to sign this contract in a timely manner will cause your booking to be canceled, and you will be charged a cancellation fee based on our advertised cancellation fee, based on the time of cancellation.

Cleaning fees also include: Maintenance, supplies, restocking costs. This pays for guest consumables (Such as laundry detergent, soaps, shampoos, starter set of paper towels, tp, etc. For longer stays, we ask guests to purchase). Replacement of items such as broken coffee makers, portable heaters, fans, linens, towels and more. Regular trash removal from bear bins to town dump. We ask guests to assist with optional checkout procedures that are very time consuming such as start dishwasher, wash a load or two of towels. While these procedures are optional for guests, they are highly appreciated to help save our cleaners time, particularly for our back to back turnovers which are very difficult in the Vacation Home Rental industry. – Thank You Lux Villa VR
