Beautiful Farmhouse Close to Warren Village and Sugarbush Resort

Located 5 minutes walking distance from downtown historic Warren Village and minutes to Sugarbush Resort, this beautiful well appointed farmhouse is the perfect setting to experience all Vermont has to offer. An updated open concept kitchen provides the perfect group setting along a multitude of bedrooms and bathrooms. Sit on the front porch in the mornings with your coffee and listen to the nearby brook or enjoy the afternoon in the backyard soaking in the crisp Vermont air.

Please message through the booking medium or email before calling or texting for fastest response. Available during normal hours M-F 9-5 and for emergencies during reasonable non sleeping hours.

This property is located in Warren Vermont in a rural, mountainous, neighborhood. Walking distance to the village of Warren Vermont and just a short drive to Sugarbush Ski Resort, this property offers an escape to Vermont's Green Mountains while being conveniently located to many amenities.

You will have access to the entire house and property. Four wheel drive and snow tires are required for safe travel in winter months in this region of Vermont.

Though a 4WD vehicle and snow tires are always recommended when traveling anywhere in Vermont in the winter, this property is located just off the main road and the driveway is short and flat. Rarely would anyone have any accessibility issues other than an ice storm.

Please note only ONE dog per stay is allowed for a one time $100 fee and no cats are allowed as the owners are very allergic.

Bookings made through an "Instant Booking" option within 7 days of the Check In date may be canceled without penalty to the host and with a full refund to guest, if the cleaning company can not be scheduled in time due to short notice of the reservation made. The host holds the right to cancel reservations made with the "Instant Booking" option without penalty if there is any suspicion of an upcoming party planned on the premises.

Once booked over this medium you automatically agree to all terms and conditions stated below and the booking will act as your signature.

RELEASE & WAIVER OF LIABILITY AND INDEMNITY AGREEMENT IN CONSIDERATION for being permitted to enter premises and property for vacation rental or any other purpose, the undersigned, for himself/herself, his/her personal representatives, guests, children, heirs, and next of kin, acknowledges, agrees, and represents that he/she has or will immediately upon entering, and will continuously thereafter, thoroughly inspect such areas and his/her continued presence constitutes an acknowledgment that he/she has inspected house, deck and entire property and he/she finds and accepts such areas as being safe and reasonably suited for the purposes of his/her use, and he/she further agrees and warrants that if, at any time, he/she feels anything to be unsafe, he/she and all guests will immediately leave the area and advise appropriate persons.

THE UNDERSIGNED hereby RELEASES, WAIVES, DISCHARGES AND COVENANTS NOT TO SUE Colin Phillips personally and as company or corporate representatives, their members, managers, operators, officials, officers, directors, employees, owners and lessees of the premises, all for the purposes herein referred to as “releasees”, from all liability to the undersigned, guests, representatives, assigns, heirs and next of kin for any and all loss or damage, and any claim or demand thereof on account of INJURY to the person(s) or property or resulting in DEATH of the undersigned or guests, whether caused by negligence of the releasees or otherwise while in or upon the area.

THE UNDERSIGNED hereby AGREES TO INDEMNIFY AND SAVE AND HOLD HARMLESS the releasees and each of them from any loss, liability, damage, or cost they may occur due to their presence in or upon the area and whether caused by the negligence of the releasees or otherwise. WARNING: Use of fireplace carries risk that may result in serious injury or death, and unsupervised use by children is prohibited. Guest agree to use fireplace/wood stove if available at own risk and if damage occurs due to negligence it will be the guest’s responsibility to pay for repairs.
THE UNDERSIGNED hereby ASSUMES FULL RESPONSIBILITY FOR RISK OF BODILY INJURY, DEATH OR PROPERTY DAMAGE due to the negligence of the releasees or otherwise while in or upon area. THE UNDERSIGNED hereby certifies that he/she and guests (they) have adequate insurance to cover any injury, illness or damage that may be caused or suffered while in or upon area, or else agrees to bear the costs of such damage or injury. The undersigned further that he/she/they have no medical conditions which would interfere with use of hiking, climbing stairs, and other activities on the premises or else assume and bear the costs of all risks that may be created, directly or indirectly, by any such condition and expressly acknowledges such physical activities are dangerous and involve the risk of serious injury and/or death and/or property damage. The undersigned further expressly agrees that the foregoing release, waiver and indemnity agreement is intended to be as broad and inclusive as is permitted by law and that if any provision is held invalid, it is agreed that the balance shall, notwithstanding, continue in full legal force and effect. Any dispute, controversy or claim arising out of or related to this Agreement or the interpretation of this Agreement shall be settled by arbitration in accordance to the rules of the American Arbitration Association, except to the extent modified below. The place of arbitration shall be Washington County, VT.

THE UNDERSIGNED HAS READ, UNDERSTANDS THE RISKS, AND VOLUNTARILY SIGNS THE RELEASE AND WAIVER OF LIABILTY AND INDEMNITY AGREEMENT, and further agrees that no oral representations, statements, or inducements apart from the foregoing written agreement have been made. Cancellations: Also, stating that you have reviewed and agree to the terms and policies stated on the Rates/Reservations page on the listing. If there are any uncertainties please purchase one of the vacation protection plans offered online prior to arrival. Bugs and pests: The cabins are up adjacent the Green Mountain National forest and although we perform regular pest control on the cabins we cannot guarantee it to be pest free of all bugs and animal and pests. We cannot compensate for the presence of pests, insects and animals. We also ask that all guests respect nature that you Do Not feed wildlife. Road conditions: Recommend four wheel drive in Winter/snow months with snow tires. We do not refund due to weather conditions. Code of conduct rules must be followed by all guests: In appropriate conduct /behavior includes and not limited to violence, verbal or physical abuse, violating all part of this said agreement, act or acts that threaten the safety to others, loud music, repetitive noise that disturbs others, annoying to others or unauthorized services, programs or gatherings. Guests will be asked to leave and no refunds.

**If personal items are left on the property, MRVRM is not liable for their return or collection of said items. Should we locate any items in question, there will be a $75 minimum charge to accommodate for time involved obtaining the item, packaging, shipping, and cost of travel to and from the post office and property.**

**If there is a local ordinance within the town you've booked in, guest must obey all rules set forth by the town. If these rules are broken and the town imposes fines, guest will be liable to pay all fines and additional costs determined by MRVRM."

**If a guest requests to move previously booked dates to a later date, that decision is subject to approval by MRVRM and additional costs will likely be incurred for doing so depending upon the lead time and availability of such request.**

This house has it all

In town for a family reunion and a group of us stayed (and a dog) here. It was delightful - spacious rooms, well appointed kitchen, the sound of a water fall outside. We came in the summer and made great use of the ample and beautiful outside area (and grill). The one quirk is that one of the upstairs bedroom is flanked a bedroom on either side, necessitating having to walk through one to get in and out, but that was no problem for us. We definitely will stay here for the next reunion!

Quintessential Respite

Warren holds a special place in my heart and this property felt just like home! The gorgeous approach to the house, the sound of the brook just across the road, quiet corner right on the edge of town, and fantastic sprawling rooms with gathering areas made for a sweet long weekend with family. Everything we needed was right here. Also, my kids loved the apple tree in the yard and the toys under the stairs. Beds were comfy and amenities perfect (and above expected quality). We hope to come back!

Beautiful 😍

Took our 74 year old mother in her first vacation. Was very concerned about a house that wouldn’t limit her and allow her to be with us without climbing lots of steps. The host got right with me and assured me the house would be perfect for her and it was. Lots of first time experiences for me on my 2nd time to Vermont. Couldn’t of been done without this amazing property. It’s so beautiful outside you won’t stay inside much. But if you do. It’s very spacious and cozy and unique.
