Welcome to Villa San Michelle – a timeless retreat nestled in a quiet neighborhood designed to evoke the elegance of a classic Italian villa. Villa San Michelle is best suited for guests who value tranquility, comfort, and respectful living. It is located in a coveted quiet neighborhood set in the hills of Vista only minutes from downtown, and close to everything San Diego has to offer. As you enter this residence, it opens to an airy living area that connects to a large balcony with hillside views, overlooking a picturesque tropical backyard sanctuary and the beautiful saltwater swimming pool. This elegant and spacious home boasts five large bedrooms and three bathrooms. The home provides maximum privacy for family and friends traveling together, with the bedrooms divided between two floors with separate living room areas. The balcony setting is the favorite gathering area to begin and end your days at this magnificent escape. The large pool area offers a roomy space for outdoor living embraced by massive roman arches, Italian cypresses, palm trees and giant birds of paradise.

This home is ideally suited for multi-generational families or mature family and friends seeking a peaceful living escape, and NOT suited for loud gatherings. Published quiet hours and parking guidelines MUST be respected. Children between the ages of 6 months-3 years are not allowed under any circumstances. Any guests over the age of 3 are required to know how to swim, including adults. If these conditions cannot be met, we invite you to browse through our inventory for alternative accommodations that represent a better fit for your stay.

PARKING

- There is no garage access.
- Please note the driveway is steep and it is the only way to get to the front door of the house.

- MAX OCCUPANCY AT ALL TIMES: 10
- QUIET HOURS: 9pm - 9am
- NO PARTIES, GATHERINGS, NO EXTRA GUESTS THAT OVER OCCUPIES THE HOME, OR EVENTS ALLOWED. Strictly enforced.
- THIS HOME IS DOG FRIENDLY. There is a $40 fee per night, per dog. Only up to 1 dog allowed. We only accept dogs. Please inquire about other pets allowed with our Reservations Department. If you bring a furry friend, we ask that you do not allow them outside during quiet hours, as neighbors are very sensitive.
- VIDEO PHOTOGRAPHY: There shall be no video, still photography or film production of any kind without the express written consent of the owner. Fees apply.
- SMOKING: This home and all Vacation Rentals by Kimberly properties are strictly non-smoking. Smoking of any kind is not permitted anywhere on the premises. A minimum $250 fee will be charged if evidence of smoking is found.

PLEASE NOTE!
- Kindly be aware that this home is not baby or child-proofed. We recommend you inspect the home and property upon arrival to ensure it is safe for your children. Please note, we assume no liability for any harm or accidents involving babies or children during your stay or visit at this vacation rental.
- Please note that early check-ins and late check-outs are available at our discretion. There are extra fees for either of these add-ons when available.
- There are exterior surveillance cameras recording 24/7. The cameras are located on top of the driveway, bottom of driveway and facing front door.
- The saltwater pool is 8 feet deep at the end closest to the house and there is a ledge overlooking the pool with no rails. Please ensure children are supervised at all times.
- This home does NOT allow children between the ages of 6 months-3 years under any circumstances. Any guests over the age of 3 are required to know how to swim, including adults. If these conditions cannot be met, we invite you to browse through our inventory for alternative accommodations that do not have a pool.
- The saltwater pool is serviced every Friday morning. The pool cannot be used for 1.5hours after the service to allow the water to circulate.
- The pool area is fully fenced.
- There is no air conditioning in the home.
- The driveway is long and steep. The driveway is the only path to get to the front door.
- We are unable to accept any reservations that include a person(s) who cannot swim.
- The fireplace is to not be used.

CANCELLATION POLICY
- A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty, aside from a $500 restocking fee.
- Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment (not including deposit and cleaning fee).
- Cancellation or early departure does not warrant any refund of rent. If you wish to shorten your existing reservation with VRBKIM, and your reservation is further than 30 days away, we do charge a $100 restocking fee to make this adjustment.

Parties and Overoccupancy Policy:
- If the guest violates any of our rules regarding noise, parties, or overoccupancy, and the host receives complaints from neighbors, a $500 fine will be imposed per occurrence. In addition, should these allegations be found true, the guest will be subject to immediate eviction without a refund.
