The Coastal Quad is a pocket resort with plenty of private space (such as a fully-fenced backyard) and shared space (such as the Crow's Nest, Misship Gym, Common Office, and Overboard Arcade) These amenities are accessed by a pathway that wraps around the perimeter of the property, also allowing for easy rear yard access!

🏡 House Rules for The Coastal Quad

We’re thrilled to welcome you to New Jersey’s first pocket resort! To ensure a relaxing and respectful experience for everyone, please take a moment to review the following house rules:

👥 Guest Policies

Maximum occupancy is 4 adults per unit unless otherwise approved in writing, all guests and pets must be included on the reservation.

Guests must sign a rental agreement with a gym, sauna, and hot tub waiver prior to arrival.

No unregistered guests are permitted on the property without prior approval.

Quiet hours are from 10 PM to 8 AM. Please be mindful of your neighbors — we keep it laid-back, not loud.


🐾 Pet Policy

Quiet dogs only — up to 2 per reservation.

A $100 pet fee per dog applies.

Dogs must be house-trained, quiet and non-destructive, as walls are shared.

Please pick up after your pet (bags provided!) and do not leave them unattended in the unit unless crated.

Dogs are not permitted in the shared arcade, gym, or rooftop.


🔥 Hot Tub, Grill & Fire Pit Use

The hot tub is private and for your unit’s use only — please shower before entering, no glass in or near the tub (we have insulated, metal stemless wine glasses), and cover it when not in use.

Charcoal grill and fire pit are BYO.

Fires must be attended at all times and fully extinguished after use.

Use of Duraflame logs only in the fire pit (available on-site).


🚭 Smoking & Vaping

This is a 100% smoke-free property — no smoking or vaping of any kind indoors or in shared spaces.

You may use an unscented vaping device in your private yard only, and must properly dispose of all waste. No cigarette, cannabis or cigar use is permitted on the premises unless all units are rented together.


🧺 Laundry Hold (Shared)

Four LG Washtowers are available for guest use — detergent and dryer sheets provided.

Please remove items promptly after cycles to be courteous to other guests.


🧘‍♀️ Shared Amenities

Shared spaces are first-come, first-served, except the private office, which is reservable in advance via a signup sheet located outside the office door.

Be respectful — leave equipment and spaces as you found them.

Children must be supervised at all times in the arcade, gym, and rooftop.


📺 Tech & Entertainment

Use Roku Guest Mode to log into your streaming services — accounts will auto-logout after your stay.

Logins for additional streaming services are available, but are only permitted for use on the Quad’s recognized Roku devices.

Please do not tamper with or reset the TV system.


🧼 Cleanliness & Check-Out

Please treat the space with care — excessive mess may result in an additional cleaning fee.

A dog waste bag is provided in the trash area, please use this for any dog bags you use.

Basic supplies (trash bags, dishwasher pods, paper towels, etc.) are provided for short stays — longer visits may require a restock run.

Checkout is simple! Please leave out everything that has been used so our cleaners can see it, start the dishwasher, and head out the door.

No parties, events, or commercial use (including photography or video shoots) without prior approval.

No fireworks, illegal substances, or open flames outside designated fire pits or grills.
