NEED TO KNOW
Please note that this property is in front of a construction zone. The noisiest days are over and we certainly had many quiet days now where there was no or not much activity. However, we cannot promise it to be always that quiet.
For those of you affected by noise or construction we offer a 20% discount on the affected nights which we will process after checkout.
Please note that a fully refundable security deposit in the amount of 500 USD will be collected before checkin, which will be refunded after checkout.

âą Check-out is by 11 AM.
âą Late Check-out fee from 11 am until 1p.m: $40 extra.
âą Late Check-out fee after 1p.m: As an offsetting measure, the dayâs base rate will be charged without discounts.
âą Travelers must be at least 21 years of age or older to book.
âą No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis, or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty.
âą No parties or events are permitted, illegal activity is prohibited, and excessive noise won`t be tolerated. No loud music is allowed after 10 pm.
âą No more guests than those listed in your reservation are allowed.
âą Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
âą Renters may be required to provide a government ID on the day of checking in or during your stay.
âą Please avoid moving furniture.
âą Pets are welcome in our home for an additional fee of $10 per night.
âą If you need a cleaning service during your stay, it has an extra cost â Please let us know in advance. This service does not include changing the bed linens or towels. If you would like to add this service, additional fees will apply.
âą Pool and common area regulations and opening hours have to be respected. The use of musical devices in common areas is prohibited. No glasses, or bottles are allowed in the pool.
âą We ask that you please adhere to the rules of the condo complex during your stay. Youâll be required to acknowledge and sign upon arrival.
âą Guests will be requested to sign a Rental Agreement upon booking confirmation.
âą Noise: Tulum is a high-growth area with a great deal of real estate development and you may hear construction noise during daytime hours, Monday through Saturday.
âą Electricity is included in short-term stays (<28 nights) but not included for long-term rentals of 28 nights or more. In this case, you pay for what you consume based on a $6 MXN (pesos) fee per KW.
⹠Sustainability: Please help us save energy by using the AC wisely and keeping the temperature at 25°C and turning off the AC and lights when you leave the property.
