Inside, the open-concept layout seamlessly blends the living area, kitchen, and dining space into one inviting common area. The living room features a comfortable sofa, a Smart TV, and floor-to-ceiling glass doors that frame stunning views of the Mayan jungle and open onto the balcony. The fully equipped kitchen has everything you need to prepare home-cooked meals, with a dining table and breakfast bar for sit-down meals. On the upper level, a second living area with a sleeper sofa and Smart TV gives everyone extra space to unwind. And at the top, the rooftop pool awaits â the perfect place to relax between adventures.

The Neighborhood:
Our spot in Tulum is near all the action. With a short drive â or a quick spin on a bike, scooter, or ATV available for rent right downstairs â you'll be in the middle of awesome restaurants, shops, and everything Tulum has to offer. And the famous Mayan Ruins? Just 5.7 km down the road. Whether you're a foodie, a shopaholic, or an adventure seeker, this neighborhood has it all.
Getting Around:
The property is about 45 km or 28 miles from the Tulum International Airport (TQO) and 121 km or 75 miles from the Cancun International Airport (CUN).
Other Things to Note:
You must climb stairs to access the pool inside the apartment.
There is no daily housekeeping, but if youâd like the place cleaned, it can be arranged for an additional fee. Please message us at least 24 hours in advance, by 5 pm the day before the service.
There is no elevator.
Electricity is not included for stays of 7 days or more. A meter reading will be recorded on arrival and check-out days. Long-term stays are charged a fixed rate of $5.22 pesos per kWh. Consumption will be charged through the booking platform or deducted from your security deposit.
Guests will be requested to sign a Rental Agreement upon booking confirmation.
A security deposit may be required before arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.
We kindly ask all guests to abide by these house rules:
-Travelers must be at least 21 years of age or older to book.
- No smoking of any kind (tobacco or cannabis) is allowed at the property, and the use of any recreational drugs on the premises is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the property grounds.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during their stay.
- Please avoid moving furniture.
- Pets are not allowed.
- We ask that you please adhere to the rules of the condo complex during your stay. Youâll be required to acknowledge and sign upon arrival.
Interaction with Guests:
This is a self-check-in property using a code to the lockbox to retrieve the keys. The code will be sent before your arrival.
