This is the perfect villa in Tulum for large groups. This is a spacious 5630 sq. feet villa with 7 bedrooms, 12 beds, 7 day beds, 7.5 bathrooms, 2 living rooms, pool with swim up bar and grill, rooftop with smaller splash pool. All this with Tulum's top concierge team included. Any and all services needed coordinated for you. Villa actually fits up to 27 people if using all daybeds! Large bedrooms and common spaces this house offers Open living room, kitchen, and dinning room with double high ceilings. Windows are from floor to ceiling to take in the Tulum beautiful light. We are located in region 15, which is 3 minutes to the newest Hot Spot- La Veleta where everyone wants to be. About 7 minutes outside the city center towards the jungle! Construction: A note on construction...Tulum is a rapidly growing town and there is construction all over the place and in every neighborhood including La Veleta, Riviera Tulum, Aldea Zamá and the beach zone. Construction noise is not out of the ordinary for Tulum but we want to make sure that the construction is clear to our guests. Construction in Tulum may occur without notice between the hours of 8am-6pm Monday-Saturday. We have no control over construction projects or schedules, however we will do our best to assist should there be an inconvenience. We want to make sure it is know that there will not be any refunds for construction noise if it does occur. Road conditions: Tulum is a rapidly growing town and is in the middle of a construction boom with new streets developing daily. Our villa is still surrounded by lush jungle but the roads to get to our villa, as is the case in many parts of Tulum are still unpaved and bumpy off the main road. La Veleta is a popular area with tourists as there are many new and modern buildings, but please note there are still some areas of construction and bumpy roads ALL OVER TULUM... We highly recommend taking our transportation and taxis.. We can also provide the number of taxi drivers we personally use, just call them and they'll pick you up! To the beach is 15 minutes in taxi. To the center of town is 7 minutes in taxi. A few reminders... As is the case in ALL of Mexico, please do not put toilet paper or anything else in the toilet as the plumbing in Mexico is smaller tubing and will get clogged. There will be a $50 USD fee for a plumber to make a service call to unclog the toilet in the house due to paper being flushed. Please throw all paper in the trash bins provided. Prior to using the pool, it is required that you rinse off in the outdoor shower. As the tap water here has many minerals and most guests use sunscreens and lotions while in Tulum, if you jump into the pool without rinsing off first it will change the pH of the pool and it will turn it green or cloudy. Thank you for the cooperation. The properties have a trustworthy Maintanance team that we have been working with for 6 years. They enter daily or every other day to check pool ph levels and water tank level. The property has a roof top plunge pool This is not a jacuzzi or hot tub and theres no jets, just a filtration system. As Tulum is a town still a bit off the grid, the Wi-Fi companies are not as modern and for small things like high winds or a little bit of rain, sometimes the Wi-Fi will be out of service. If this happens, please let us know and we will explain to you how to restart the router. Power outages are common in Tulum and if this happens please let us know. We will report the outage with the city and they normally have the power back on within a couple hours. We have a back up plan if this happens but we only take this into consideration once it has been more than 5 hours. We are not able to offer any refunds for power outages as they are out of out control. Please take under consideration that we have our own pre-approved vendors for any extra services, esp chef, massages, barmen, etc. We do not permit other external vendors to enter the villa.
