The thoughtfully designed interior includes remote-controlled AC, a fully equipped kitchen, and all essential bathroom supplies. Full-size washer and dryer access is conveniently located just outside the unit in the garage (shared with the front house), and guests have a key for easy access.

Enjoy the outdoors in your private fenced backyard, complete with a fire pit—perfect for relaxing after a day of exploring Tucson. The property is conveniently located near shopping, dining, Whole Foods, the University of Arizona, downtown Tucson, and outdoor recreation.

Please note: This guesthouse is an attached apartment located behind the main front house (Unit A). It has its own private entrance and living space but shares a common wall with the front house. While the setup is designed for privacy and comfort, occasional sounds may be heard between units. Quiet hours from 10 PM–8 AM are strictly enforced.

The gated area also provides space for storing a small to mid-size trailer, with additional street parking available in front of the property.

The property is fully pet-friendly with a $50 total pet fee and a maximum of two pets allowed.

Inside quiet hours hours: 10pm-8am (strictly enforced) since this guesthouse is attached to the main house. No inside music or loud noise at this time, TV noise is fine if at a reasonable volume. Backyard (outside) talking and noise is also fine but music must be off.

No illicit drug use sales are permitted on or near the property.

No smoking indoors. Do not leave cigarette remains on the ground outside.

No parties.

Pets: Pets must be kept on a leash when outside of the apartment or outside of the Dog Park, while on property grounds. Pick up all pet remains. Be respectful of other people and pets on the property, you are responsible for your pet and the actions of your pet in response to other people and pets.

Pets Continued: If your cat is known to scratch items, a couch cover must be brought and placed over the couch during your stay. If your dog is known to urinate inside they must be kenneled when you are not home. If your cat is known to urinate or spray inside, they are disqualified from being an allowable pet, if found that this is occurring your reservation will be immediately canceled.

Do not move furniture inside the apartment.

Parking: Park under the covered carport by the garage or on the street out front and walk in through the rolling gate.

Other house rules:

Do not turn the AC below 68degrees, it will freeze the unit causing it to blow ambient air.

Do not use Draino, report a clog right away so we can send our handyman.

Check-out:

Empty all food and drink even unopened items along with all trash. Please empty the trash into the dumpsters by the front of the garage.

Air conditioning should be turned to 72 degrees at checkout.

Ensure all lights (except for the front porch light which stays on) are off and windows and doors are locked at checkout and all television remotes are placed back on nightstands or table in each room.

House must be broom swept/vacuumed at checkout, dishes washed and left to dry on the counter.

Be sure to collect all belongings, any personal items left behind will be discarded after check-out.

Please mind the Arizona Wildlife as it may be beautiful, just not always friendly. If you see a snake in the property call 911 and let them know, the fire department will come and remove it.

This guesthouse is ATTACHED to the main front house (Unit A). Because of this there are shared walls between the two units. Small amounts of noise can be heard between the two so noise should be kept down during waking hours and the quiet hour policy of 10pm-8am is strictly enforced.

The guest understands that this guesthouse is attached to a main house and that small amounts of noise can be heard through the walls. The guest agrees not to leave negative reviews based on the fact that it is an apartment attached to another structure that is potentially rented to another family or based on noise that is heard through adjoining walls.
