📝 Before You Arrive
To keep everything secure, smooth, and professional, your check-in instructions will be delivered 30 minutes before your check-in time—only after you’ve completed the online check-in form and signed the rental agreement.

If your reservation was made after 4:00 PM, the instructions will be sent immediately once those two steps are completed.

Check-in: 4:00 PM – 11:00 PM

Check-out: By 11:00 AM

Want early check-in or late check-out? YOU MUST MESSAGE US FIRST. We need to approve it before you pay.

First hour is $40, each additional hour is $10

Requests must be made at least one day in advance

If you pay before asking, we’re not responsible if we can’t honor it. Seriously—TELL US FIRST.

💰 Security Deposit
A $200 refundable security deposit is required for every reservation (no matter where you book).

If there’s damage, missing items, pet-related messes, or smoking violations, we reserve the right to keep part or all of the deposit.

👉 IMPORTANT: Please report any damages as soon as they happen. Accidents happen—we get it! But if damages are discovered after checkout and were not reported, we will charge it to you and withhold your deposit.

If the damage exceeds $200, we reserve the right to charge the additional amount to your payment method on file (in accordance with your booking platform’s policies).

🚭 ABSOLUTELY NO SMOKING (INCLUDING CANNABIS)
NO weed. NO cigarettes. NO vaping. NO balcony smoking. NOTHING. NADA.

This property is 100% non-smoking—indoors and outdoors (yes, even the patio/balcony).

We know cannabis is legal in Ontario, but this is a private property, and just like a hotel, we reserve the right to prohibit it entirely. That includes smoking, vaping, edibles, oils, lotions, or any other form of cannabis use.

💥 If you smoke anything at all—your full deposit will be withheld for deep cleaning and deodorizing.

If cannabis use is detected (odor, paraphernalia, etc.), you may be removed from the property without a refund, and we’ll report the violation to your booking platform.

Want to light up? Take it off-property. It’s the respectful thing to do.

🐾 No Pets (Even Cute Ones)
No pets allowed at all. Service animals are the only exception.

If we find excessive hair, stains, or strong odors, we reserve the right to withhold your full deposit.

🧹 Cleaning Expectations
Please leave the unit tidy—trash in the bin, dishes rinsed.

Trash Disposal: Exit the unit, turn left down the hall, then right before the stairs to the lobby.

Want a mid-stay clean? We offer it for a fee—just message us and we’ll book it in.

👯 Guests & Visitors
Max occupancy: 4 guests.

Only registered guests allowed overnight. Visitors are welcome but no unapproved overnight stays or parties.

🔇 Quiet Hours
Please respect quiet hours from 10 PM – 8 AM. It’s a peaceful building, and we want to keep it that way.

Security cameras are in the building’s common areas (not in the unit, don’t worry).

You’re right beside an emergency exit if needed.

The unit includes a fire extinguisher, smoke and carbon monoxide detectors, and fob-access for added safety.

Use gym & games at your own risk (yes, even the dartboard).

Additional overnight parking is available on site, just pay at the parking meter & you're good to go! If you have issues, please contact the number at the parking meter.

Daytime-only free parking available near Tim Hortons (not valid overnight).

Coin laundry available in the building. We provide a reloadable laundry card—just use debit to top it up.

Lose the card? You’ll be responsible for the replacement fee.
