This home is furnished with 2 queen-sized beds and 2 pull-out sofas, a smart TV and a breakfast area with a fully equipped kitchen, shared laundry and 1 parking space.

SAFETY
Security cameras facing the entrance of the home. ON and recording 24/7 during the reservation. Camera is for the safety of ourselves and our guests. No cameras inside the home and private spaces.
We also have noise monitoring device which can only monitor noise level. It cannot capture and does not record conversation.

Guest will have private access to the basement guest suite and yard. Laundry room and driveway are shared.

Starter Basic toiletries - Soap, Toilet paper, Shampoo, Conditioner, Body wash(sufficient so that you don’t need to go shopping on your first night)

For guests without prior reviews or recommendations, we require a refundable deposit of at least $200 or 20% of the total booking price. The security deposit may be retained for the following: 
> Additional cleaning 
> Damages or missing items
>  Unauthorized late check-out

For guests travelling with pets, please note there is an additional pet fee of $100 per pet per stay. We only accept dogs.

You will receive a resolution request for the security deposit, which MUST be settled prior to check-in. It will be refunded 24 hours after check-out time.
BOOKING REQUIREMENTS
- Guest must be at least 25 years old
- Guest must must be verified by Airbnb at the time of booking
- Guests are required to provide ID and contact information to host electronically.
- Local guests must inquire before booking
- Guests are required to sign rental agreement and provide ID and selfie as part of the self check in process in order to receive the check in Instructions

⑩ No shoes inside the home.
⑧ No eating or drinking in bedrooms. Please enjoy your meal in the dining room.
⑹ Do not burn candles, incense, or any other open flames.
⑩ Do not bleach or use any colouring agents in the sink, tub and shower area.
â‘Ș Accidents, injuries, and illnesses that occur on the premises will not be the host's responsibility. Use of Community Amenities, including the barbecue grills, and fitness centre, is at your own risk.
⑫ Communication/Messaging: If you have any needs or issues, please contact us through the Airbnb Message Center only.
FEES: lost keys: $85, lost garage door opener $50, lost parking permit $35
⑬ No Smoking of any substance or kind anywhere in the home or in the common areas on the property. Cigarette butts must be disposed in the trash and not on the grounds. Failure to do so will result in a $500 fee.
⑭ Additional guests or visitors beyond those listed on the reservation will incur a fee of $50 per night per person.
⑼ Pets: Pets are permitted at the host's discretion. Please inquire beforehand. If permitted, there is a pet fee of $99/per per/per stay that will be requested through the Resolution Center must be paid prior to check-in. Only dogs are allowed as of the moment. Failure to clean up after your pet will result in additional cleaning fees at the time of check out.
⑯ No parties, events, birthdays, bachelor or bachelorette stays; this includes all "social gatherings" regardless of definition or purpose. If violated, reservation will be canceled and payment will be forfeited. A $500 charge is applied if Security is discharged to the property.
⑰ Disabling, obstructing, or tampering with any safety or security device will result in a $250 charge per incident and cancellation of the remainder of your reservation without a refund.
⑱ Please leave any used linens on the floor, lock the doors, close the windows, wash dishes, put trash in the bins outside, and return any keys before you leave
â‘Č Lost TV Remote control will result in a $100 fee per remote missing.
⑳Report any broken, damages or missing items to allow time to fix it during your stay/before their next guest arrives. Failure to do so may result in additional charges.
㉑Noise violation resulting in police visit or neighbour complaint will result in $300 fine per occurrence.
②② Any tampering with smart devices such as cameras and wifi equipment is strictly prohibited. Violation will lead to the immediate termination of your stay without a refund.
㉒ Guest agrees to promptly notify the host of any issues or concerns that arise during their stay. The guest further agrees to provide the host with reasonable access to the unit in order to address and remedy any reported problems in a timely manner.

SMOKING: We are a smoke-free-home, including the front and backyard. This includes vaping. If you smoke, leave the premises (meaning NO smoking outside the home either). We charge $500 for smoking outside and $2,000 for smoking inside + all restoration, cleaning, and remediation costs.

Any smoking or drugs on the premises, your stay will be cancelled and you will have to leave the property immediately

Great location, very clean, easily accessible and dog friendly!

We had a very pleasant stay and truly appreciated finding a dog-friendly place on such short notice. It made a last-minute trip much more manageable knowing our furry companion could come along.The location was excellent—situated in a beautiful, quiet neighborhood where we felt completely safe walking the dogs, even later in the evening.One point of clarification: the listing did not specify that the unit is located in the basement, which was a bit unexpected based on the exterior photo of the house. That said, the space was cool, clean, and comfortable.The listing mentioned two queen beds and two singles. In reality, there was one room with a queen bed, another with a single bed, and a pull-out single. What was described as a second queen is actually a sofa bed that converts to a double. The ridge of the sofa bed made it a bit uncomfortable, and we couldn’t locate any sheets for it. However, had we needed it, we would have reached out to the host.We discussed the bed setup with the host, who was very responsive and mentioned plans to update the VRBO listing to reflect this more accurately.Overall, we enjoyed our stay and would be happy to rent again. Thank you!
