Hope House, resort style with mountain view

1-Welcome to Good Hope Area where you can enjoy the gathering in a private ranch style within the mountain nature of California.

2-The listed house ( Hope House) is the main dwelling under VRBO booking and consist of 4 bedrooms.
On the ground level ; kitchen, lobby and master room with bath.
On the upper floor ; three bedrooms ( one master with bath and two rooms sharing a bath ) plus lobby between rooms with a queen sofa bed.
Attached to the main booked dwelling under VRBO there are two separate units, both have two bedrooms and one bath but one with big lobby or meeting room and the other with a kitchen and small lobby.
3-Each of these two units are available for extra charge and can accommodate up to extra 7 to 8 people.
4-The main dwelling under the VRBO booking charges can accommodate up to 15 people.
5-There will be $30/night for each above 15 people with a minimum of $150/night for each of the two units.

6-Also there is a charge of $20 for each visitor as a day use till 10:00 pm and staying after will be considered as a sleep over charges.

Please note:
For the booking policy, adding in less than a week from the checkin date more guests to visit will be $25 each instead of $20 and more guests to sleep more than the 1st 15 will be $40/night instead of $30

7-For security:
Please supply a list of names of all the people in your group
The gatekeeper will not allow anyone in unless their name is on the list provided
IDs will be checked for security
The site keeper will need to get a copy of the driver driving license of each driving in car and will take the license plate number.
Also the site is monitored by surveillance cameras.

8-Gate will not be opened after 10:00 pm unless $50/hour will be charged if the gate keeper will be hired to manage the gate after.

9-There will be a charge of $5 a guest for early check in or late check out up to 4 hours. We do encourage carpool for big groups as there will be a charge of $15 extra for each parking car more than 7 cars for the stay.
10-please bring your own personal stuff including your towels, and blanket as there will be a charge of $3 for each and $5 for each blanket.
11- A refundable security deposit of $1200 to be collected through VRBO or Zelle before the check in against any damages, losses or extra services.
Special room arrangement or configuration need to be requested in advance.
12- for discounted long term of 4 weeks or more electricity to be paid by the guests.

13-we have dogs on site and upon the guest request we put them in their shelter however for safety we release them after 10 pm till 10 Am.

14-- In summer the cooling thermostat will be set between 74 to 77 if outside more than 100 f with fan circulate and in winter the heating thermostat will be set between 65 to 70.
15-The site is on a septic tank system, please don’t through papers or towels in the toilets but using as much the baskets by the toilets.
16-It is a must to sign a liability waiver form for each adult or guardian upon check in.

Please not that the swimming pool is available from May 1st to Oct 1st and limited to one hour. Heating the spa or the pool will be for extra charges.
