âBooking party must be age 25+, and must be present at the home for the duration of the stay.
âPlease be aware that a Burn Ban may be announced at any time by the community. While the fire pit is one of the key highlights of this property, itâs crucial to follow all burn ban regulations strictly. Failure to do so may result in fines from the community, which guests will be responsible for. We will keep you informed in real time should any such announcements occur during your stay.
âFor VRBO or direct bookings, please note that even if a cancellation qualifies under the cancellation policy, the 10% payment processing fee is non-refundable. This is due to the fact that we use external payment processors like Stripe, which do not refund processing fees.

âSetting off fireworks is illegal even though you can buy them in the Poconos. You will be fined.
âAbsolutely no smoking inside. Any smell of any form of smoking (tobacco, vaping, marijuana, hookah, etc) will result in a $1000 fine.
âPlease do not park on the access road for the property. Park on the side of the house with the fence and picnic table.
âWe are Dog-Friendly. $150 pet fee applies per reservation (2 dogs Max). This area is not fenced in and your dog is required to be on a leash when outdoors and please keep off the furniture when indoors. Absolutely no smoking inside.
âAny smell of any form of smoking (tobacco, vaping, marijuana, hookah, etc) will result in additional charges.
âSmoking inside the home of any kind will result in a $1000 fine.
âWe only allow parking for 4 cars in the front driveway. However do have additional parking in the back of the house if needed. Please keep the road leading the back of the house clear at all times.
âPlease note that we provide a limited amount of starter supplies for your convenience, such as toilet paper, paper towels, coffee, and other basic necessities. These supplies should be sufficient for the first few days of your stay. For additional supplies, guests are encouraged to either purchase from nearby stores or bring extra items with them to ensure a comfortable stay. We recommend stocking up on any items you may need during your stay, as we do not provide regular restocking of these supplies.
âLate check-out and early check-in may be available for a small fee, depending on availability.
âUndisclosed or unapproved pets will incur a charge of $250 to $500, per night.
âPlease be aware that as the booking party, you are responsible for reimbursing any fines or fees incurred during your stay. In the event that a fine is issued, we will handle the payment and request reimbursement from you after your stay is completed.

âIMPORTANT ANIMAL LIABILITY INDEMNIFICATION
The Property Management Company (âManagerâ) does not own, keep, or control any animals permitted on the premises and shall not be held liable for any injury, damage, or loss caused by any animal belonging to a guest, occupant, or invitee. Guests may bring pets onto the property only if permitted in writing by Manager or the Property Owner and only under the condition that the guest assumes full responsibility and liability for the behavior, supervision, and control of such animals.
The guest agrees to indemnify, defend, and hold harmless the Property Owner and Manager, and their respective officers, employees, and agents, from and against any and all claims, damages, losses, or expenses (including attorneyâs fees) arising from:
-Any injury or damage caused by an animal kept or brought onto the property;
-Any failure to comply with local animal control or leash laws; or
-Any violation of the propertyâs pet policy or house rules.
Manager is not required to inspect, control, or monitor the presence or behavior of any animal on the premises. If Manager becomes aware of an aggressive or dangerous animal, Manager may immediately remove or require removal of the animal and/or terminate the guestâs occupancy without refund.
Guests are encouraged to carry personal liability coverage through their homeownerâs, renterâs, or travel insurance policies for potential animal-related incidents.
This clause shall survive the termination of any rental agreement or guest occupancy.
