- $450 refundable security deposit, or

This process is handled off-platform and is required for all reservations.



The $45 Damage Protection Program covers accidental damage up to $450. This does not cover lost fobs, parking tags, or garage openers, which are $200 per lost item.

To comply with legal and property security requirements, you may be asked to provide a valid government-issued photo ID, confirm your contact information, complete our verification portal, and in some cases, pass a criminal background check.



Your information is collected only for screening and verification and is not stored or used for any other purpose.



All guests must sign a rental usage agreement before their stay. By completing your reservation, you agree to our rental terms and conditions, acknowledge that a valid government-issued ID is required before check-in, understand that a background check may be required if mandated by the property manager or owner, and understand that check-in instructions may be withheld until verification is successfully completed.



Verification information must be provided within 24 hours of booking. For same-day bookings, it must be provided within 1 hour. Reservations that do not meet verification requirements may be canceled.



HOUSE RULES & IMPORTANT POLICIES (PLEASE READ CAREFULLY)

Check-in: 4:00 PM

Check-out: 10:00 AM

Early check-in or late check-out may be available for $20 per hour, subject to availability and must be requested at least 24 hours in advance

Quiet Hours: 10:00 PM – 8:00 AM daily

No Smoking: Smoking is strictly prohibited anywhere on the property, including balconies and common areas. A $500 fine applies for violations

No Parties or Events: Parties, gatherings, or unauthorized guests are not permitted

Noise detectors and exterior cameras are in use

Police may be contacted for violations

$500 party fine

$100 fine per unauthorized guest

Pest Control: Mandatory monthly pest control is performed once per month on a Thursday. Guests must allow access during this service

Pet Policy: Pets are not allowed in this unit

Parking: One parking space per reservation

Guests are responsible for any parking violations or fees incurred







ADDITIONAL IMPORTANT INFORMATION

Complimentary starter supplies are provided (toilet paper, paper towels, laundry pods, dish pods, soap, shampoo, and conditioner)

Additional cleaning fees may apply if excessive cleaning is required

Lost or unreturned items:

$200 per key fob or parking pass

$50 per pool wristband (if applicable)

Mail delivery is not permitted due to security restrictions

Unauthorized late check-out will result in a $100 per hour charge



BUILDING & AMENITY DISCLOSURES

All shared amenities—including pools, gyms, elevators, common areas, and outdoor facilities—are owned, operated, and maintained by the building management. Availability may change without notice due to maintenance, closures, or operational decisions.

While we are happy to report concerns to management on your behalf, we do not control amenity access, repair timelines, or closure decisions. By confirming your reservation, you acknowledge that we are not liable for disruptions or unavailability of building-managed amenities.



UNIT ACCESS DISCLOSURE

On rare occasions, building or maintenance staff may require access to the unit for essential repairs or inspections. These visits are scheduled by management and are outside of our control. Refusal of access may result in a $100 rescheduling fee.



FURNISHING NOTICE

All units are furnished to a consistent standard; however, individual apartments may vary slightly in layout, décor, or size compared to listing photos.
