Welcome to your mountain escape! We`ve put a lot of love into this property and want every guest to have an incredible experience.
By booking, you and all members of your group agree to the following rules. Violations may result in fines, additional cleaning or damage fees, or immediate removal without refund.

EMERGENCY & SAFETY In case of emergency, dial 911. The full 911 property address is posted inside the home. The nearest hospital is [Insert]. Fire escape routes are posted, fire extinguishers are located on each level of the home, and smoke and carbon monoxide detectors are installed throughout. A fire blanket is located in each bedroom closet.

CONTACT INFORMATION Your host is available 24/7 via text and will respond within 4 hours to any concern. Issues that arise after 10:00 PM may be addressed the following morning unless it is a true emergency such as a flood, fire, or lockout.

1. Quiet Hours — Strictly Enforced Sunday–Friday: 10:00 PM – 8:00 AM Friday–Sunday: 11:00 PM – 8:00 AM Please be mindful of the surrounding community during these hours. Outdoor areas including the fire pit, hot tub, and deck must observe quiet hours. Excessive noise that disturbs neighbors may result in cancellation of the reservation without refund.

2. No Parties or Large Gatherings This property is intended for registered guests only. No parties, events, or unregistered guests are permitted unless specifically authorized in writing. Any evidence of a party may result in immediate cancellation without refund plus additional cleaning fees.

3. No Smoking or Drugs This is a non-smoking property indoors and outdoors. Evidence of smoking inside the home or use of illegal drugs will result in a $500 fine plus full deodorization and cleaning costs. Please do not leave cigarette butts outdoors.

4. Pets Pets are welcome only with prior written approval. A $100 pet fee per stay applies with a maximum of 2 pets. Please clean up after your pet immediately and do not leave waste outdoors. Excessive barking or disturbances will result in a $250 fee and possible removal.
5. Check-In & Check-Out Check-in is at 4:00 PM and check-out is at 11:00 AM sharp. Late check-out without prior approval will result in a $100 fee for the first hour and the full nightly rate beyond that. If arriving after 10:00 PM, please text your estimated arrival at least 2 hours in advance and again once you have arrived safely.

6. Parking All vehicles must be parked in the driveway only. Do not park on the road, in grassy areas, or along easements at any time.

7. Trash & Refuse Trash pickup in our area is on [Insert Day]. All trash must be secured in containers and not left in public view or along the roadway. Please clean up after yourself and do not leave any trash or personal belongings outdoors.

8. Prohibited Conduct No disorderly conduct, excessive noise, or public disturbances. No trespassing on neighboring properties. No discharge of firearms, lighting of fireworks, or uncontained fires. Guests agree to follow all Gilmer County ordinances including noise, parking, trash, and occupancy rules. Any fines issued to us as a result of guest behavior will be passed to the guest plus a $100 admin fee.

9. Occupancy Maximum occupancy is [Insert Number] guests. Do not exceed the posted occupancy at any time.

10. WiFi WiFi is available at the property. Network name and password are posted inside the home.

11. Fire Pit & Burn Bans Always check for an active Gilmer County burn ban before using the fire pit. Burn bans may be issued at any time — check local signage or search `Gilmer County burn ban` before each use. If a burn ban is in effect, the fire pit may not be used under any circumstances. Burn only natural seasoned firewood. No trash, treated wood, fireworks, or uncontained fires. Any fines issued as a result of violations will be passed directly to the guest plus a $100 admin fee.

12. Wellness Amenities Please follow all posted guidelines for the hot tub, cold plunge, and sauna. Reset all temperatures upon check-out — hot tub to 98°F, cold plunge to 55°F, sauna dials to OFF. Tampering with the fireplace beyond the wall remote may result in fines.

13. Safety Equipment Do not tamper with smoke detectors, carbon monoxide detectors, fire extinguishers, or any safety signage. These are required by Gilmer County and are in place for your protection.
14. Damage & Missing Items Guests are fully responsible for any damage or missing items during their stay. Please report any accidents immediately. The host is not responsible for any lost or stolen personal belongings

15. Leave No Trace Please treat this property as your own. Keep all areas tidy, clean up after yourself, and leave the home in good condition for the next guests.

FINAL AGREEMENT By booking this property, every guest confirms they have read, understood, and agreed to all house rules above, including those required by the Gilmer County Board of Commissioners. Violation of any rule gives us the right to terminate the stay immediately, retain all payments, and charge any applicable additional fees.
