We want your stay to be as comfortable and enjoyable as possible. To ensure a positive experience for everyone—including our neighbors and future guests—please review and respect the following house rules:

1. đŸš« No Parties or Events
Parties and large gatherings are strictly prohibited.
Our home is equipped with exterior cameras and a security system that monitor noise and motion.
Any violation will result in immediate eviction per Airbnb policy and a $300 fine.

2. 🌙 Quiet Hours: 10PM – 8AM
Please respect our neighborhood and observe quiet hours.
We’ve had wonderful guests, but enough past disturbances require us to clearly emphasize this rule.
We aim to offer a clean, peaceful home and a great Seattle-area experience—for you and everyone around you.

3. 🚭 No Smoking
Smoking of any kind is not allowed inside the property.
If any signs of smoking are found, a $300 violation fee will apply.

4. đŸŸ No Animals (Including Service Animals)
Due to severe allergies, this home is strictly animal-free.
We are exempt through Airbnb`s service animal policy.
Please do not book if you plan to bring an animal.
Unauthorized animals will result in immediate removal and a $500–$1,000 non-refundable fine.

5. 👟 No Shoes Indoors
Help us keep the home clean—please remove your shoes when entering the house.

6. đŸ§» Self-Catering Stay
We provide a starter supply of toiletries, paper goods, and basic essentials.
Guests are responsible for replenishing items as needed during their stay.

7. ⏱ Early Check-In ($200 Fee)
Early check-in is available by request only and subject to availability.
Approval is confirmed 1 day before arrival, depending on same-day checkouts and cleaning schedules.

8. đŸš« No Late Check-Out
Unfortunately, we can’t offer late check-outs.
We often have guests arriving the same day and need time to prepare the home.

9. đŸ—‘ïž Trash & Recycling
Please sort trash and recycling into the proper bins.
If unsure, leave bags inside and our cleaning team will handle it.

10. 📩 Lost & Found
Forgot something?
We’re happy to help return it. A $100 handling fee plus shipping cost (with receipt) will be charged.

11. đŸ‘„ Extra Guest Fee
Airbnb allows up to 16 guests per listing, but we can accommodate more upon approval.
A $25 per person, per night fee applies to each guest over 16.
Example: 20 guests x 3 nights = $25 x 4 x 3 = $300 extra.

We have security system and outside surveillance cameras that will be triggered by noise and motion. We will call Airbnb to force evacuating the party groups based on Airbnb`s policy. $300 fines will be charged for violating the rule.

2.【QUIET HOURS 10PM-8AM】
We try really hard to be clear about our expectations of our guests as well as what you can expect from our homes, and we believe most of our guests understand that and are awesome! But we did have enough trouble incidents that we have felt the need to outline in detail the guidelines we expect guests to follow, first and foremost being the quiet hours between 10pm and 8am which is really for the sake of our neighbors sanity. Really our goal is to provide the most a comfortable and clean well kept rental home, as well as, an awesome Seattle experience.

3.【NO SMOKING】
If any signs of smoking are detected, the guests agree to pay a $300 violation fee.

4.【NO ANIMAL】
Unfortunately this property is animal-free, NOT animal friendly because the homeowner is highly allergic to animal danders/hairs. Please DON`T book if you plan to bring an animal with you. Also note if an unauthorized animal is found in the vacation home, we will ask that it be removed immediately and a non-refundable fee of $500 (sometimes up to $1,000) will be charged.

5. 【NO SHOES】
We appreciate that you are helping to take care of the cleanliness of our house! Please kindly remove your shoes when you enter the house.

6.【Self Catering】
This is a self catering home. We will provide an initial starter supply such as toilet paper, etc. Extra supplies will need to be purchased from the store at your cost.

7.【Early check-in】
We’ll be happy to accommodate early check-in but there is an early check-in fee of $200. Availability is based on whether there are guests checking out on the same day as your arrival, so we can ONLY approve on a case by case basis once confirming with our cleaners that the home will be ready. Please check with us 1 day prior to your check-in date.

8.【NO late check-out】
Unfortunately we can`t accommodate late-check out, since we usually have same day check-in and we need to give our cleaning crew enough time to tidy up the house for the next guests.

9.【Dispose trash in the right bins】
Please sort out garbage and recycles and dispose those into appropriate cans. If you are not sure, please leave them inside house and let the cleaner take care of them.

10. 【Lost & Found】
Please take all of your personal belongings before you check out. If you forget something at the house and would like us to ship it back to you, we will charge $100 handling fee + the shipping fee (receipt will be provided).
