Eight ensuite bedrooms sleep up to 16 guests across three architect-designed levels. A 100sqm infinity pool dissolves into the horizon. A helipad sits within the grounds. Fifteen minutes from Syros Airport. Forty kilometers — and one world — from Mykonos.

The Space:

Designed across three levels by local Cycladic architects, the estate moves with the slope of the land toward the sea.

Ground floor — The Living Level

Open-plan kitchen, formal dining for sixteen, and a living area flowing onto a covered veranda above the infinity pool. The kitchen is fully equipped for catered events and private chef service, with a separate prep area and wine storage. The master suite occupies its own wing: king bed, walk-in dressing room, ensuite with rain shower and freestanding tub, private veranda overlooking the sea. A second double bedroom with ensuite and guest powder room complete the floor.

Upper level — The Sleeping Wing

Four ensuite bedrooms designed for restful sleep. Two doubles open onto a private shared terrace. Two more sit along a hallway ending in a reading nook with shaded veranda. All beds are king or queen, fitted with blackout curtains, individual climate control, and ensuite bathrooms with branded toiletries.

Lower level — The Garden Level

A second fully equipped kitchen, dining and living area, plus one double and one single bedroom with ensuite — ideal as a separate wing for in-laws, older children, or a traveling assistant. Direct access to the gardens and pool deck.

The Guest House — A Private Retreat

A separate structure with its own entrance and veranda. One double bedroom, one single bedroom, ensuite bathroom. Perfect for honeymooners within a wedding party, or parents seeking quiet within a family stay.

Syros is the working capital of the Cyclades — a year-round island, not a summer stage set. UNESCO-listed Ermoupoli still functions as a real town, with locals, a working harbor, and a culinary scene that exists for itself, not for tourists.
