Charming Cottage w/ Incredible Views & Firepit

Relax and take in the beautiful sights and sounds of the Shenandoah Valley at charming Cottontail Cottage! Located just outside lovely downtown Luray, the home is surrounded by farmland and nestled among mountain and valley views.

Teleworking? The cottage is equipped with gigabit internet hardwired throughout the house and wifi coverage throughout the property.

The cottage was recently remodeled, providing modern comforts while maintaining an atmosphere of peaceful country refuge. It sits atop a hill at the end of a gravel road and is surrounded by farmland.

Inside, on the main floor, you’ll find the kitchen, living room, dining room, and the first of three bedrooms.The living room is furnished with a couch (including a pull-out bed) and two fun spinning chairs, perfect for gathering or watching a movie. The dining room is located adjacent to the living room and is furnished with a six-seat dining table.

Luray and the surrounding area offer several different dining options, but sometimes you want to enjoy a home-cooked meal while taking in your surroundings. That's why our kitchen is fully stocked with all the essentials you'll need to cook you and your family a nice dinner.

On the first floor we also have a full bath with tub, ideal for those staying in Bedroom 1. This bedroom includes a large closet and is furnished with a queen bed and sitting chair.

Upstairs you’ll find Bedrooms 2 and 3, along with the second full bathroom, which includes a stand-up shower. Bedroom 2 is the largest of the three bedrooms and is equipped with a king-sized bed, dresser, and corner sitting area. This bedroom also includes a desk and chair, making an ideal work space if needed. Look up from your computer and catch a glimpse of the Blue Ridge Mountains out the window.

Bedroom 3 is located across the hall from Bedroom 2 and is furnished with two twin beds.

Sometimes your party needs to spread out. The cottage’s furnished basement includes another sitting area and TV, as well as a game room. The washer and dryer are also located in the basement and available for your use.

The property’s outside offers several activities, as well. Feel free to lounge on the hammock or relax on one of the balcony rocking chairs, taking in the view of the Ida Valley. (Pro tip: this west-facing balcony is the perfect spot for watching the sun set!) At night, gather around the fire pit for s’mores and conversation.

While the home is equipped to host 8 people, we think the perfect group size is 5-6. We're happy to host all 8, but keep in mind it will be a little cozier.

We are pet-friendly and happy to welcome you and up to *two* furry friends but do require an additional fee of $50. **Please read more about pet requirements in our House Rules.**

Guests have access to the entire home and property, except for the exterior shed. Feel free to explore the grounds during your stay.

I will not be available in person during your stay, but you can reach out to me through the Airbnb platform at any time.

The house is located in a rural setting, so guests will require a car to get around. Ample parking is available on site on the wrap-around driveway.

Please keep in mind that we run on septic. Please do not flush ANYTHING that's not toilet paper.

Please note: The cottage is located in a rural setting surrounded by working farms. You WILL see bugs and you WILL see wildlife. Deer, rabbits, and various other wildlife are known to frequent the property. You may even spot cows grazing along the fence line. At the very least, you will hear them mooing in the distance! We treat regularly for bugs and do our best to minimize their presence, but they are a fact of life in rural/farm settings such as this.

In an effort to keep the entire property more secure, we have installed a Security Camera on the exterior of the cottage. We respect your privacy--no living spaces are monitored.
NO PARTIES OR EVENTS WHATSOEVER. We have an external security camera on-site and are able to see if people outside your group come to the house. This will result in an IMMEDIATE cancellation of your reservation with NO refund.

We run on septic. Please only flush toilet paper and NOTHING else. If the septic clogs during your stay, a fee will be assessed to have a plumber come and make repairs.

This is a NO shoes house. All shoes must be taken off at entry. There is a $10 fee per carpet/rug stain left in the home. Please understand this takes A LOT of extra time to clean.

PETS: WE HAVE A 2 PET MAXIMUM (DOGS AND CATS, ONLY). NO EXCEPTIONS
** $75 pet fee must be paid prior to check-in, or your pet will not be allowed on the property.
** Dogs must be house trained. Dogs that utilize pee pads are NOT allowed.
** Your dog must be supervised by you at all times or crated if left alone.
** You will be charged for any excessive damage caused by your pet.

NO Excessive guests

NO Mailing Packages to the home.

NO PARTYING of any kind inside or on the property. Noise level MUST BE MINIMAL after 11PM! Although we are located in a rural location, we do have neighbors within ear's distance. Violation of the noise/party rule will result in the police being called, termination of your reservation, and the security deposit retained. We must respect the peace of the community! Thank you.

PENALTIES FOR THE FOLLOWING. A claim will be filed with Airbnb to be charged to your method of payment.

**Stolen towels: $10 per towel, no matter the size.

** Smoking in the home: $150

**Late Checkout Past 10am without our consent. $75

**Excessive Cleaning if place is left filthy with trash everywhere. $150

Must climb stairs

Please note: Several house rugs are made of wool/natural materials that are known to shed. You may notice this shedding on your clothing, especially if it touched the floor at any point during your stay.

If you damage the home, you may be charged up to $300
