Other Details to Note:
^NEW VRBO PRICING STRUCTURE: VRBO displays all-in pricing to guests, which includes their service and processing fees (we have no control over), the $300 cleaning fee, & pet fees if applicable.

^Midstay Cleanings: For stays longer than a month, a monthly light clean (floors, bathrooms, countertops) will be done to ensure the property stays in good condition. This will be scheduled with you at time of booking. (This does not alleviate you of your responsibility to keep the property clean while you are here, and they will not clean up behind you).

^We are high & dry in a non-flood zone and as such there will be no modifications or cancellations allowed outside of the free cancellation period, regardless of weather or hurricanes. If you are concerned or want to be protected, please purchase travel insurance at the time of booking.

^Guest Number:
Only the number of guests stated in your reservation are allowed to be at or in the property at any time without express written approval of property owner. If you exceed the number of guests you book for, there will be a $100 fine per person per night. No parties or gatherings. Violations will be met with applicable fines & eviction.

PLEASE NOTE: We take Service Animal claims very seriously. If it is determined you are misrepresenting your dog as a Service Animal (fake ID cards, paid online registries anyone can sign up for, actions of the dog while at the property, etc) you will be asked to leave immediately with no refund and a report of Fraudulent Service Animal Claim will be filed with the ADA.

^Starter supplies of toiletries are provided, but since we cater to longer stays you will need to make a short trip to the grocery to replenish paper products, toiletries, laundry items etc.


House Rules:
-No smoking in or near the house ($1000 fine) Illegal substances of any kind are prohibited, if present, reservation will be canceled with no refund and guests will be removed by authorities.
-No moving/rearranging furniture ($1000 fine)
-No bikes inside house
-Adults cannot book for people under 25 years old unless they will also be staying on the premises for the duration of the stay
-Booking guest must be staying at the property
-Security cameras are present around exterior of property. Under no circumstances may these be removed, blocked off, or have their correct function hindered in any capacity. Should this happen, your reservation will be immediately terminated with no refund. No exceptions.
-Cleaners charge a $50 fine per 30 minutes guests are late to check out
-Monthly cleaning is mandatory and access cannot be refused


Pet Rules:
-Pet fee, per pet ($378) No cats, no uncaged animals other than dogs. Max 1 dog 80 lbs (unless have host approval for 2, or are under 20lbs)
-No aggressive or guard dog breeds
-Pets cannot be left alone for extended periods of time
-Absolutely no pets on any furniture (any damage, cleaning, discoloration, or other invoices received by cleaning company resulting from violating this rule will be billed to guest. If furniture or other items are damaged beyond repair, guest will be billed up to a max amount equal to the replacement cost of the item)
-Clean up and dispose of pet poop ($100 fine per pile left)
-If your pet is barking or otherwise being a nuisance to neighbors, you will get one warning. On the second complaint you will be required to remove the pet or vacate the premises. You will forfeit the remainder of your stay and will not receive a refund.
-Must be on leash in all public areas
-Pet must be approved at time of booking based on above rules, if it does not comply, guest agrees to and will be required to cancel reservation themselves upon Host request without host penalty and will receive a full refund (at time of booking only)
