The house itself was beautiful with a fantastic view of the beach. It was spacious and comfortable. There were great bedrooms. The service by the host was a huge problem. And the general lack of upkeep on the fences, yard, and surroundings took away from the overall experience. The biggest problem was details. First, the host gave us the wrong wi fi address. There were minimal supplies, like one roll of toilet paper per bedroom. Half of the shelves in the refrigerator were broken. The lightbulbs in hood over the stove were burned out. We had to use our cell phones to read the dials to the stove. One bedroom had no remotes for the TV. The light was out in the master bedroom closet. Only the master bedroom actually had an en suite bathroom. The only response we got from the host was a corrected WiFi and “referred to maintenance.”

This property is in a wonderful location on the beach. However, its maintenance is non existent. Too many things to list, and several safety hazards. Keep looking for another place until the owner agrees to basic maintenance as the property management company has asked him.

Not what you think 


I’m so disappointed in this rental, I’m really not one to give negative reviews but wow.. our expectations were not met whatsoever. The house details are beautiful, the photos are what they are.. but that is it. It doesn’t appear that maintenance is a priority for the owner. The house was not cleaned upon our arrival, so much so that I called and requested for a cleaner to come.. which they did send out right away. However the person I spoke with directly was so unprofessional. He didn’t apologize or anything.

Amazing location!

Our family had a great time at this property. The location cannot be beat! Gorgeous view and a spacious home where our group of 9 could spread out and enjoy. We plan to come back again next year!

With a little love this could be a stellar property

We stayed in June 2024 with my large family: 11 adults and 3 kids. The house is very well appointed and the location can't be beat. The beach is amazing and the layout of everything is perfect for a group like ours. The property management team was responsive and actually had to come out a few times. Although they were super responsive I would have preferred not to deal with this stuff while on vacation. A thorough walk through is due for the property as several light bulbs were out, the dryer vent was beyond needing to be cleaned, and there are several small repairs that should be made. The property was not cleaned adequately upon arrival. The trash was not removed when it said it would be. Although my family was not bothered by these things, I certainly was as the threat of fines was placed laminated in each room and the stay was on my credit card.

Family vacation

Our family (10 adults, 4 kids, 3 infants) had a wonderful stay at Crescent Lookout. Any issues we had were immediately dealt with by the wonderful people at Proper Group (providing beach chairs and umbrella, replacing tv that wasn't working). The location is awesome. I think the family will be considering this same place next summer!

Wonderful Beachside Home

We had about 8 of us stay at the home. Everything was wonderful and the views were amazing. Being able to wake up and walk on the beach was great. It was perfect! Would definitely come back and stay at this house again!

Crescent Overlook

An A1-perfect venue for our beachside wedding... cleanup crews were onhand the Friday following Hurricane Ian; our guests were delighted with the setting and the family greatly enjoyed the house for the entire weekend! Bravo, Nick and your team! Highly recommend this venue!

Overrated and Disappointing

Major disappointment. Our first view of the property included five completely overflowing garbage cans, all of which the prior occupants failed to take to the street. I telephoned the property manager’s office our second morning on the property (Saturday) to inform him/her of this problem and to ask that it be remedied. I was assured that he/she would receive the message and take care of the matter, so I have to assume he/she did receive my message; however, I was never contacted in response to my request, and nothing was done to remedy the overflowing garbage can problem. Before you rent this place, be aware of the filthy floors, the silverfish crawling on the ceiling, spiders in the showers, ants all over the floors and roaches crawling on the wall. You can also expect no privacy if you stay in the master bedroom, as 5 slats from the ancient sliding curtains are missing. The thermostats must be kept at 72 degrees per property manager edict, however, they have clearly been recalibrated because the actual temperature in the house is between 75 & 77 degrees. Occupants are threatened in literature awaiting them in the property with a fine for lowering the temperature, among many other possible transgressions, all of which are punished with fines charged to your credit card. Be prepared to follow many property manager instructions or be fined, sometimes excessively. Be careful if you decide to use portions of the deck. Some planks are completely rotted through. If you decide to rent this place, be aware that you are on your own for any issue which may arise. You can expect no communication, much less assistance, from the property manager. Pay your money up front, avoid the many insects inside the house, complete all of the chores that you, the paying guest, are assigned, and you may get through your stay without being fined. Welcome!

Gorgeous house right on the beach

The house was well kept and clean with the exception of fruit flies which did make it hard to have anything on the counter. I let the property manager know but didn’t hear back on that one. It was well equipped with towels and linens and beautifully decorated. Right on the beach was so incredible- just to note for future renters- people can drive on the beach and both days there were cars parked right at our steps so the beach is not private in any way. I would rent the home again but a helpful aside - the property manager is inflexible if that it at all important to you. We had some miscommunication about when the property would be available and we ended up having to rent somewhere else the night before. This wasn’t a big deal. That property gave us a late check out but we could not get an early check in to this property. I told them that even 30 min would be helpful as we were just driving around. They said it wouldn’t be ready before 4. We drove past the property at 3:15- there was no one there and it was obviously ready. We kept true to our word and waited until 4 to check into the house but it was disappointing that they would rather have our family just sit in our car for that hour than let us in the house early even though it was ready.

Wedding week!

So fun and great location! Plenty of dishes, towels, etc. Washer/dryer in master wasn’t working but the basement washer/dryer did. Found keys to get access to the garage which had more beach toys inside. There were also three floats, pool noodle, and beach toys out back. Had to move the grill because the front porch looked unsteady. Owner had great communication. Tim and Chris (maintenance guys) came by to check out the trash situation one day. Def recommend!

Great Stay

House was clean and as advertised. Enjoyed everything. Only complaint is the extra fee for having non-staying family come over for a day visit. The fee is substantial and has to be approved prior to beginning the stay which was not clear to me in the rental requirements. Have rented several beach houses over the years and this has never been a requirement!

Nice Home in a Great Location

Our family enjoyed our stay and the location was perfect. It is short ride to St Augustine's and the beach in front of the home is amazing. The home was neat and tidy, beds were comfortable and the kitchen had pretty much everything you would need to make basic meals. Some reviews have noted the kitchen is small and the issue is really the large square island, which is a great work/serving space but because of it, really only two can work in the kitchen, three is really tight. If everyone gathering in the kitchen to make a meal together is really important to you, this may not be the house for you, but we were fine. One crew cooked, the next crew cleaned up. The deck is awesome in the evening as the sun is behind you and the outdoor furniture is really nice. One thing to note is the lower level bedroom though completely functional and comfortable, is a bit dark (great for sleeping!) and the bath room is a combination of the laundry room sink and two tiny rooms, one with a toilet, the other with a shower. Our college kid stayed down there! It was fine for him but the layout is hard to see in the pictures. We would stay here again in a heartbeat!
