But, in May, June + Sept, we offer only Eve House - this constitutes the whole ground floor of the villa.

Sleeps 4 persons + 1 child in a camp bed that guests can situate wherever they wish. But ideally this apt is for 4 persons!

2 bedrooms, 2 bathrooms (one in the pool house), 1 sitting room, 1 kitchen/diner room + pool, grounds, orchards and garden.

The pool is 9 X 5 metres. With a laddered entry, it is not recommended for those who are mobility challenged!
No steps ! All flat - ground floor ! Perfect for those with mobility problems.

The grounds are flat but the pool has a ladder access that must be climbed up to get out. It is 1,35 cm and there is a table to sit on before diving. However, for those with mobility problems, the pool may be an issue.

Eve House is in a detached 18C stone villa. Here, you will have totally privacy.

No neighbours !

Relax in total tranquility, listening to birdsong and cicados chirping.

All exclusively yours - the leisure pool, grounds, terraces + vast gardens.

Sleeps 4 persons. A 5th child can be accommodated on a camp bed. But this is not ideal!

The “Garden of Eden” is a huge country mansion that usually sleeps 12 in two apts.

However, in May, June and Sept, we offer the 2 suites separately – Adam House on the upper floor – that sleeps 8. And Eve House on the ground floor that sleeps 4/5.

An extra child can be accommodated on a camp bed at a bit of a squash!

When you book Eve House, Adam House remains Shut And Locked Up. You have the entire estate to yourselves !

So, you can have 4 people in proper beds, the 5th person in a camp bed that can be placed anywhere you want!

A totally natural environment, the plants and shrubs are planted together in biological harmony in order to avoid pests without the use of pesticides. The plants protect each other in harmony with Nature.

It’s as if you are visiting a health farm in the true sense of the words.

This huge detached 18C mansion was built by the ancestors of the family who still own it now.

4 kms away is La Bruna, a town with bars, restaurants etc.

11 kms to Spoleto. Easy access to Assisi, Perugia, Spello, Orvieto, Montefalco and all the Umbrian hot spots.

Just over an hour’s drive to Rome - the Eternal City.

So you can see you’re very centrally located with all facilities easily available and world famous towns and cities all around you.

This place is a Paradise for those who love Nature and like to sightsee. It’s also perfect for family reunions or as a yoga retreat.

The Family Owners...

An illustrious family own all the land, far and wide, for miles and miles. The land consists of olive groves and vineyards, hills and woods. World class beauty.

This aristocratic family goes back centuries and owns many other properties, including in central Spoleto. Typical of a bygone era, their motto is about serving others - there is nothing this family won’t do for you. They go the extra mile.

Note that the land doesn’t look after itself. It must have caretakers to “clean” and cultivate it in order to ensure it’s safe at all times. This is a country mansion, in the heart of fields, olive groves, sunflower fields and woods. Always in a hot country, surrounded by foliage and trees, we must guard against fires. However, we are in luck because the lead caretaker is a professional fire fighter! And, like all country mansions surrounded by private land, he must live on site. This is a necessary and common practice but in no way does it interfere with your privacy.

He and his wife will silently look after the gardens and clean the pool each day - usually, these tasks are completed around 6am but if you’d prefer a different time, this can be easily arranged.

They live at the back of this enormous mansion in a completely independent part of the structure, which you wouldn’t notice unless told about it. They have their own private garden etc.

The caretaker is also employed to be on call 24/7 should you have an emergency or just want to know something. Otherwise, you need have no contact with them. They have cared for this property and its surrounding land for years and are totally reliable, efficient and completely unobtrusive. They understand perfectly the requirement of privacy at all times for our guests.

Your main entrance is at the front of this impressive mansion. So you need never see the caretakers unless you wish to.

I emphasize that while you are in residence, the surrounding land, the vast gardens, the fruit orchards, the pool, the pool house, the pergolas, the shady seating areas beneath trees and bushes, the spacious aia, directly in front of the villa, designed for parties and festivals, are All Exclusively yours for the duration of your stay.

General Description...

Eve House is spacious and has a separate kitchen/diner with a fully equipped kitchen.

The Pool House has a rumpus room with a table and chairs. This space has been designed specifically for children to play games and use crayoning books. It’s also another cool place where adults can get together to escape the heat of the day. Here there is also a washing machine and ironing facilities.

It would be possible for someone to sleep in the Pool house although it clearly would not offer the comfort of the mansion ! And we wouldn’t advise it. Nonetheless, it can be a “den” or “man cave” to escape to. A place where you can be totally private. Certainly, it’s a writer’s haven!

Vast gardens with well maintained grass lawns. Shrubs, trees and bushes dotted hither and thither, concealing shady seating areas, herb gardens and fruit and vegetable patches, where you can pick whatever is in season.

Immediately beyond the pool are the olive groves with chestnut trees, beneath which are more seating areas, where you can contemplate the good life in the midst of a mysterious ancient landscape.

And to the side are the acres of vineyards.

Ahead of you are the mountain ranges.

This is Italy at its best, a fantasy place, a favourite location for film directors. Your spirit will be nourished, your senses overwhelmed, your head space filled with a beauty created by other worldliness. You re-enter your real world a changed person. A miraculous rejuvination !

Yes, we’ve had many clergy stay here - it’s the natural environment for those on a spiritual quest. Perfect for yoga groups too.
