Here you can have complete tranquility OR you make as much noise as you want - all night long if you are party people!

This property stands alone within a vast acreage of organic farmland. No neighbours to disturb!

The only requirement is that you respect the property.

So let yourselves be mesmerized by the magic of a bygone era, set in a contemporary context.

A 13C monument, it’s mystical memories immersed in every huge stone, dominates vast swathes of woodland, an undulating landscape dotted with vineyards, olive groves, organic plantations and sunflower fields and a beautiful contemporary villa built especially for you on the foundations of an ancient farm house.

6 kms to Spello central, a tiny walled city, dating back to 41 BC, where you find restaurants, bars, sagras, shops, monuments, an ampitheatre and Roman baths.

The whole villa sleeps a maximum of 16 persons.

- Grounds surrounding Villa - exclusively yours

NOTE : the next door Villa belongs to the owners - an Italian couple, who have a separate car parking area + terraces out of sight of guest Villa,

Sara, one of the owners, speaks perfect English

The owners are on hand should you require anything at all. Otherwise, you need never see them

The guest Villa is not overlooked by owners’ Villa.

The owners do not use any of the guests’ facilities. Everything described above is exclusively yours.

The ex taverna is a very attractive space to relax in. Here, you can host special events for up to 50 persons.

For those who prefer to dine alfresco, there are large covered terraces, all totally private + a BBQ area.

This whole villa, its grounds, gardens, tranquility area, children’s’ play area + pool is FOR YOUR EXCLUSIVE USE!

The monument is permanently closed.

At the front of the property in the expansive gardens is the monument and the pool.

The pool and the entirety of the front gardens are FOR YOUR EXCLUSIVE USE!

NOTE : the owners’ villa does NOT have windows overlooking the pool and the front gardens thus ensuring your total privacy.

At the back of the property, fringed by a hedge, is the lusciously green, meditation zone, focused around an eco pond. A naturally evolving oasis, mostly obscured by lily pods, it spawns frogs, toads, fish, newts, lizards and water snakes (they don’t stray!). Submit to its beauty and reach nirvana. I could meditate for hours in this magical spot.

Separated by a driveway, and also fringed by a hedge, a large children’s adventure park perfects the family experience. Liberally equipped with a slide, climbing frame, swings, a bouncy horse and various other playthings, this area was specifically designed to stimulate your children’s imagination for hours on end!

The meditation zone and the children’s adventure park are FOR YOUR EXCLUSIVE USE!

The owners tend to the pool and grounds at times to suit you, usually very early in the morning. You need never see them unless you want to.

The huge car park IS FOR YOUR EXCLUSIVE USE. Except if a Comune inspector visits to check the monument and/or the organic plantations that surround this property. Last year, two such inspections took place.

The owners have their own private parking spaces at the back of their villa.

The owners do NOT use the pool, the grounds + gardens,, the meditation zone, the children’s adventure park or the car park when guests are residing in SPELLO BY THE POOL.

Both villas are private and permit both the guests and the owners total privacy.

SPELLO BY THE POOL is either the perfect sanctuary to sooth the troubled soul or the best party venue ever!!!

For larger groups, Erika also offers assistance re your wedding, anniversary and/or reunion - budget, middle market or luxury, to a greater or lesser degree.

As soon as you have booked, we put you directly in touch with Erika and our other providers, who will advise you accordingly.
