Welcome to our spacious and pet-friendly property, perfect for large groups of up to 14 people! With 7 beds and two living rooms, everyone will have a comfortable place to sleep and gather during your stay. Our budget-friendly price makes it the ideal option for those traveling on a budget. Please note that while parties are not allowed, our property is perfect for family gatherings or traveling with a large group of friends. We want to ensure that everyone has a comfortable and enjoyable stay, so please be aware that some of the bedrooms are attached. We want to make sure this is okay with you before you book, so that we can provide the best experience for you and your group. Absolutely no unwarranted parties or events allowed. External cameras will be monitored, and any sign of this will result in eviction with no refund. ⁠Extra guest charge $30/pp/PER NIGHT, regardless of whether they stay or not. We have a NO VISITOR policy. No extra guests allowed inside the unit unless approved by the host before booking confirmation. If you try to bring unwarranted guests in, you may be forced to leave without refund. So, don’t risk it. IF THERE IS ANY SIGN OF ILLEGAL ACTIVITIES INCLUDING BUT NOT LIMITED TO: UNDERAGE DRINKING, SMOKING MARIJUANA, SMOKING ANYTHING INSIDE THE UNIT, LOITERING OUTSIDE, OR A PARTY HAPPENING WITHOUT CONSENT OF THE HOST, YOU WILL LOSE YOUR ENTIRE SECURITY DEPOSIT AND BE FORCED TO LEAVE WITHOUT REFUND. Unapproved late checkout's result in a $100/hr fee in 1 hour increments with a maximum of 2 hours. Any later will result in an additional $500 fee. Any smoking/smell of smoke or proof of smoking inside the unit will result in a $500 OZONE CLEANING FEE not limited to your security deposit. If you forget something and need it to be mailed there is a $40 charge + cost of shipping. Noise/neighbor complaint warning- Should you somehow get a noise/neighbor complaint... The second noise complaint received after quiet hour is a $500 fine. Any additional noise complaints results in immediate termination of the remainder of your stay with no refund, plus the whole security deposit with no refund. So, stay inside if you’re going to make noise and keep the windows closed and doors closed:) Any cars parked in the grass will be $50 fine per car. RESERVATION CHANGES ARE SUBJECT TO APPROVAL. IF ALLOWED, A MINIMUM OF 50% OF ALL DATES THAT ARE ADJUSTED/REMOVED WILL BE WITHHELD BY THE HOST. NO RESERVATION DATE ADJUSTMENTS ALLOWED WITHIN 30 DAYS OF BOOKING NO FIRES GUESTS MUST CLEAN UP ALL GARBAGE OUTSIDE FROM THE YARD EVERY NIGHT. $50 EXCESSIVE CLEANUP FEE IF GARBAGE IS LEFT OUTSIDE. Thermostats are set to a threshold of 68-72 degrees. Please plan accordingly. Early check-in and late check-out must be paid for at the time they are approved. No refunds. All issues should be reported within 3 hours after check-in. With photographic evidence. All issues that are not reported will not be eligible for a partial or full refund. Communication is very important to us. We would greatly appreciate it if any issues could be communicated directly to us, rather than being left in a review.

- We may request Proof of Identification from any/all guests in the reservation at any time before or during the check-in process.
