** By law, Maximum Occupancy is 6. However, up to 5 children aged 13 and under do not count towards the maximum occupancy. So, for this home, groups with 1 child 13 or under can have 7 occupants. Groups with 2 children aged 13 or under can have up to 8 occupants. Groups with 3 children aged 13 or under can have up to 9 occupants. Groups with 4 children aged 13 or under can have up to 10 occupants. Groups with 5 or more children aged 13 or under can have up to 11 occupants.

The Property:
The South Shore Retreat features soaring vaulted ceilings in the main living area, creating an open, spacious feel. Tongue and groove ceilings, hardwood floors, and stylish furnishings provide warmth and comfort. In addition to the main living area, there is a loft lounge with a Smart TV and another sitting area in Bedroom #4, giving your group plenty of space to spread out. The kitchen offers an island, ample cabinetry, stainless steel appliances, filtered water, ice, and everything needed for meal preparation.

There are 4 bedrooms, each with at least one queen bed, making the home ideal for couples. Two bedrooms include multiple beds for children, and there are 7 individual beds total, making it equally suitable for groups of single adults. Every bedroom has a ceiling fan and large windows with evergreen views. Two full bathrooms, one on each floor, provide convenient access for everyone.

Location:
This centrally located neighborhood is quiet, family friendly, and has no through traffic. It borders parks, a wildlife care center, and undeveloped private land that is occasionally visited by horses and local wildlife, inspiring the name South Shore Retreat. Adjacent Bijou Community Park offers disc golf, a playground, bike park, and skate park. Nearby Lake Tahoe Community College provides open playfields, while paved paths surrounding the neighborhood are ideal for walking, jogging, and biking. Highway 50 is only 1.5 miles away, with shopping and dining nearby. The lake is 2 miles away, Heavenly Mountain Resort is 3 miles away, and Stateline is just 4 miles away.

Arrival, Accessibility, Layout and Parking:
– Once you book, we're here to support you before, during, and after your stay. We will provide arrival instructions, local information, and answer any questions you might have.
– Accessing the property: From the driveway there are 2 steps to the main-level entry. Bedrooms 1 and 2, Bathroom 1, the living area, kitchen, and dining area are on the main level. Upstairs are Bedrooms 3 and 4, Bathroom 2, and the loft lounge.
– Parking: Per the city permit, 2 paved parking spaces are available directly in front of the garage. Parking is prohibited. The garage is not available for guest use.
– 4WD vehicle information: Roads leading to the property are generally well maintained, though travel to the area may require crossing a mountain pass. During winter weather, 4WD or AWD with good tires is recommended.

** Rental Agreements, Security Deposits, Rental Requirements - All hotels and rental properties have some rules and are subject to some amount of laws or regulations. Please look for and review any Rental Agreement terms, House Rules, and or Terms and Conditions presented during the online booking process. After booking, a Vacation Rental Agreement will be provided. All guests are required to sign the agreement within 72 hours of booking, and prior to occupying the property. There may be other requirements. For example, Guests may be required to provide additional information about the group that will occupy the property and or identification documents. Background checks may be performed, and in some areas are required by local law. A Minimum Age Requirement of 30 years or higher may apply. Guests may be required to provide a credit card and or a refundable security/damage deposit. We will be in touch after you book to gather additional information and to email you the rental agreement, which you can sign electronically - no printer required. If you have any questions or concerns, please contact us before booking.

** Amenities - Some private or shared amenities may not be available for guest use during certain periods. Some amenities, when part of a property, may close daily, seasonally, or for maintenance. As such, all amenities can not be guaranteed to be available at all times. Please advise us when or before booking if you have questions about a specific property amenity so that we can give you the most accurate information possible for your dates.

** Air Conditioning - Most mountain resort properties were not built with air conditioning. During most hours of the day and weeks of the year, AC is not needed. Summer nights are cool and fans are provided at most properties. Check the average high and low temperatures and weather forecast for your dates of travel, and look at the list of amenities to see if AC or fans are part of the rental property and look for ceiling fans in photos.

** Pet Free - Pets AND Service Animals are NOT PERMITTED in the property or on the premises. This is a privately owned home and is a PET FREE property. Due to the existence of pet allergies, this home is marketed and maintained as free of pet hair and dander. Allowing pets or service animals would result in a fundamental alteration of the nature of the property, and may pose a direct threat to the health and safety of others. Therefore, in accordance with the Americans with Disabilities Act and the Fair Housing Act, PETS AND/OR SERVICE ANIMALS are not permitted in the home or on the premises. There may be circumstances that create an exception to this policy, but only if the Guest provides advance notice of the presence of a service animal in writing before booking, and receives specific approval.

** Group Sizes, High Occupancy Fees, & Maximum Occupancy - Some properties use a “High Occupancy Fee” to “raise the rate” for larger groups, and are thus able to list a lower nightly rate for smaller groups. Each rental agreement and associated rates are for a specific group size. Guests must enter the correct and maximum group size at the time of booking. The agreement requires a guest to confirm the group size and subsequently, to disclose any changes to the planned group size, which may result in an increase, or decrease, to the total cost, and may result in a security deposit becoming required.

** Video & Noise Monitoring - Please note that noise monitoring devices, and security cameras, do exist on the exterior of the property. Cameras are positioned to cover all entrances and exits of the home. Cameras are present to ensure the property remains secure and safe, as well as to ensure that guests are honest and upfront about their planned use of the property. If you plan to bring more people than you've indicated, more dogs than indicated, to host a party or event, or do not intend to respect neighbors or the value and quality of the property, then this is not the place for you, and you should not book the property. For normal, respectful groups, we are sorry that these statements and measures are necessary. Security cameras and noise monitoring devices are an example and demonstration that the property's owners are taking steps to ensure the home remains available for rental, and in good condition, for your benefit. ** Lengthy Rental Periods, Cancellation Policies, & Cleaning Fees - Long Term Rentals (28 nights or more) may be unacceptable under the standard cancellation policies listed online, which are designed to be only for short term rentals. Long Term Rentals must be discussed and approved prior to booking online. A long term rental / lease agreement may be required. A Security Deposit will be required for all long term rentals, and mid-stay cleaning(s) / inspection(s) may be required. The standard cleaning fee quoted as part of any booking is for the final cleaning, which is to be performed after the rental period has ended. For guests who are booking a lengthy stay of more than one week, a mid stay-cleaning fee equal to the final cleaning fee may apply for the second week, third week, and so on.
