Enjoy our ideally located and well optimized 4 bedroom / 3 full bathroom home, walking distance from miles of hiking / mountain biking trails and a short drive to the lake and Heavenly Village. Pool table, hot tub, Webber BBQ, beautifully designed and fully equipped chef's kitchen, large dining table and extra island seating, open concept main living area, 2 gas fireplaces, smart TVs throughout, high speed internet, pack-n-play and high chair for the little ones, 7 beds, and plenty of space for the entire group.

The local vacation rental ordinance limits our home to 8 guests, plus additional children under 6 years old, and we currently have beds for up to 13 guests.

4 total bedrooms, including a master suite:
Master bedroom (main/upper level): king bed + A pack-n-play (stored in closet)
Bedroom 2 (main/upper level): king bed
Bedroom 3 (lower level): downstairs: king Bed
Bedroom 4 (lower level): twin over twin kids bunk beds, and twin over double bunk bed

Sleeps up to 13 guests (8 guests, plus extra children under 6 years old per the local vacation rental ordinance). We have a air mattress if needed for extra sleeping.

Bathrooms:
This cozy rental property features three full bathrooms, ensuring ample space for all guests to freshen up. The spa inspired master bathroom on the main level is complete with a double vanity, large glass shower, and a luxurious free standing soaking tub. There is also a full bathroom in the upstairs hallway, which is a great common bathroom. The lower level also has a common bathroom. All bathrooms include high-end pump style shampoo, conditioner, and body wash mounted in the shower, and hand soap and lotion at each sink for convenience. There is plenty for everyone.

*Fence is banister style and some dogs may be able to fit through it.

We expect all guests to be respectful, mature, and responsible. There is a zero tolerance policy abusive and negligent guests, loud groups, etc. If you want to squeeze 25 people into a house and party hard, this is not it. This is a tasteful, and well appointed home - please treat it as your own. This said, we are open to mature individuals who want to party but know how to treat other people and their things with respect. NO LOUD or LATE PARTIES.

Guests agree to comply with El Dorado County's Vacation Home Rental ordinances and our rental agreement (emailed separately), and failing to do so, or violation of home rules in the listing, may result in egregious penalties, forfeiture of security deposit, and even eviction.
