★ CHECK-IN / CHECK-OUT
- Check-in: any time after 10:00 AM via smart Schlage keypad (press Home icon + your code)
- Check-out: by 4:00 PM
- Your unique entry code is sent the morning of arrival and remains active during your full stay
- Early check-in or late check-out? Just ask — we accommodate when possible

★ CAPACITY & GUESTS
- Maximum 12 guests total — no exceptions
- Only guests listed on the booking may stay overnight
- Day visitors must be approved by the host in advance via message
- Primary booking guest must be 25 years or older
- Children welcome — home is not suitable for infants under 2 years

★ QUIET ENJOYMENT (this is a residential neighborhood)
- Quiet hours: 10:00 PM to 7:00 AM
- A noise monitoring device is installed (sound levels only — no recording, no privacy intrusion). It alerts us only if levels become disruptive to neighbors.
- Please be mindful when entering/exiting the home late evening
- Outdoor patio noise must remain conversational after 10:00 PM

★ NO PARTIES OR EVENTS
- Parties, events, weddings, photo shoots, and large gatherings are strictly prohibited at all times
- Game day tailgating in your driveway is welcome — respectful, contained, within quiet hours
- Violations result in immediate eviction without refund, reporting to Airbnb, and damage liability under AirCover and applicable law

★ SMOKING & SUBSTANCES
- No smoking, vaping, or cannabis use inside the home (including all bedrooms and bathrooms)
- Outdoor smoking permitted on the back patio with provided ashtray — please dispose of butts responsibly
- Violation incurs a $500 deep-cleaning fee

★ PETS
- Pets are not currently allowed (allergic neighbors)
- Service animals welcomed in accordance with applicable laws — please notify in advance

★ PARKING
- 3 private parking spaces directly in front of the home: spots 27 A, 27 B, and 1 Visitor space
- Additional parking available on premises if needed (please ask)
- Please do not block neighbors` driveways or park in unmarked spaces

★ SAFETY & CARE
- Keep doors and windows locked when leaving the home
- Smoke and CO detectors are installed throughout — please do not disable
- A fire extinguisher and first-aid kit are located in the kitchen
- Report any damages, malfunctions, or concerns immediately — we`ll resolve quickly
- Damages beyond normal wear may be billed via Airbnb AirCover or charged to the booking

★ APPLIANCES & UTILITIES
- Full kitchen, dishwasher, washer/dryer included — please use responsibly
- Set thermostat between 68-74°F to keep utilities reasonable for everyone
- Turn off lights and electronics when leaving the home

★ TRASH & RECYCLING
- Trash and recycling bins are located on the side of the home
- Recycling labels are clear in the kitchen — paper, plastic, glass, metal
- Please bag all trash and place bins curbside the night before scheduled pickup (instructions in welcome guide)

★ WELCOME PACK
The Veuve Clicquot champagne, craft beer, and bottled water in the fridge are our gift to you. Additional groceries are your responsibility — Trader Joe`s is a 5-minute walk.
