Elegant modern villa with private pool, garden and terrace, located in a quiet residential area just a few steps from the lake, in Sirmione.



This charming property welcomes guests into a spacious and bright living room, furnished with a comfortable double sofa bed, dining table with chairs, Smart TV, and a modern open-plan kitchen fully equipped with an induction hob, refrigerator, freezer, oven, microwave, dishwasher, electric kettle, juicer, toaster and American coffee machine. A large French window leads to the private porch, furnished with an outdoor table and chairs, ideal for al fresco dining with a view of the exclusive-use swimming pool.



The sleeping area consists of three bedrooms. The master suite features a double bed, a spacious wardrobe, and a private bathroom with shower, washbasin, bidet and toilet. The second bedroom also offers a double bed and a wardrobe, and benefits from access to the ground-floor bathroom equipped with shower, washbasin, bidet and toilet. On the upper floor is the third double bedroom, with flat-screen TV, walk-in wardrobe, en-suite bathroom with shower, washbasin, bidet and toilet, and direct access to the villa’s private rooftop terrace.



The villa is equipped with every comfort: air conditioning in all rooms, free Wi-Fi, washing machine and independent heating for the cooler months.



Guests also have access to a large internal garage within the property (dimensions: width 7.2 m, length 8.08 m, height 2.4 m).



The private pool is open from May 1st to September 30th.

Guests may request a baby cot and a highchair at an extra cost of €5 per night each.

Pets are allowed upon request, with a small extra fee.



Self check-in is available: a few days before arrival, guests will receive all the necessary instructions to access the property independently.

Upon arrival, or a few days before, guests may be required to pay a tourist tax, the amount of which varies according to local regulations.



Known as “The Pearl of Garda”, Sirmione enchants from the very first glance. Its ancient walls preserve a rich historical and natural heritage, immediately revealed by a visit to the majestic Scaligero Castle and its picturesque Darsena.

Next to the castle begins a splendid panoramic road that runs along the crystal-clear waters of Lake Garda, offering breathtaking views and moments of pure wonder. Cycling enthusiasts can explore the area through the evocative Lugana wine route, pedalling among the vineyards that characterise the region.

Nestled within a beautiful park, Sirmione’s thermal centre is an oasis of relaxation, where the sulphurous waters, rising warm from the lake bed, offer a regenerating experience for body and mind.

Among the must-see attractions are Villa Callas, an elegant historic residence hosting fascinating musical events, and the wonderful beaches of the peninsula, such as Lido delle Bionde and the enchanting Jamaica Beach, true corners of paradise overlooking the lake.



The villa is located about 15 minutes by car from Desenzano train station and about 30 minutes from the airport.
