Elegant two-storey villa with private pool, garden and terrace, located in a quiet residential area just a few steps from the lake, in Sirmione.



This charming property welcomes guests into a spacious and bright living room, furnished with a comfortable double sofa bed, dining table with chairs, Smart TV and a modern open-plan kitchen, fully equipped with induction hob, fridge, freezer, oven, microwave, dishwasher, electric kettle, citrus juicer, toaster and American coffee machine. A large French window leads to the private porch, furnished with an outdoor table and chairs, ideal for al fresco dining with a view of the private-use swimming pool.



The sleeping area consists of three bedrooms. The master suite features a double bed, a spacious wardrobe and a private bathroom with shower, washbasin, bidet and toilet. The second bedroom also offers a double bed and a wardrobe and benefits from access to the ground-floor bathroom, equipped with shower, washbasin, bidet and toilet. On the upper floor there is the third double bedroom, with flat-screen TV, walk-in wardrobe, en-suite bathroom with shower, washbasin, bidet and toilet, and direct access to the villa’s private rooftop sun terrace.



The villa is equipped with every comfort: air conditioning in all rooms, free Wi-Fi connection, washing machine and independent heating for the cooler months.



Guests also have access to a large private garage inside the property (dimensions: width 7.2 m, length 8.08 m, height 2.4 m).



The private pool is open from May 1st to September 30th.

Guests can request a cot and a high chair at an extra cost of €5 per night each.

Pets are allowed upon request, with a small additional fee.



A self check-in service is available: a few days before arrival, all the necessary instructions to access the property independently will be sent.

Upon arrival or a few days before, payment of a tourist tax may be requested, the amount of which varies according to local regulations.



Known as the “Pearl of Garda”, Sirmione enchants from the very first glance. Its ancient walls preserve a rich historical and natural heritage, which reveals itself starting with the majestic Scaligero Castle and its picturesque harbour.

Next to the castle begins a beautiful panoramic road that runs along the crystal-clear waters of Lake Garda, offering breathtaking views and moments of pure wonder. Cycling enthusiasts can explore the area along the evocative Lugana wine route, pedalling among the vineyards that characterise the region.

Immersed in a charming park, the thermal centre of Sirmione is an oasis of relaxation, where the sulphurous waters, rising warm from the bottom of the lake, offer a regenerating experience for body and mind.

Among the must-see attractions are Villa Callas, a historic residence that hosts fascinating musical events, and the beautiful beaches of the peninsula, such as Lido delle Bionde and the evocative Jamaica Beach, true corners of paradise overlooking the lake.



The villa is located about 15 minutes by car from Desenzano train station and about 30 minutes from the airport.
