House Rules:
- Check-in time is 3pm -9pm and check-out is 10am these can be extended at a charge and dependant on availability.
- We are self check in , you will be sent a link in your 3rd email from Groundhouse leisure it is important you make sure you have this as there is no reception and calls may not be answered as there are no night staff it is self catering .  Smoking is not allowed.
- There are on-site parking facilities available at the property.
- Pets are allowed at the property for an extra charge of £20 per stay, you must tell your host direct tho as there are steps we need to take, you have tp prove that they are coverdd for flea and worm treatment. cleanliness is our top priority.
- Visiting day guests and family members not booked and staying, must meet with you outside of Groundhouse Sheppey, we are small and exclusive and extra visitors can have a huge impact on other resident guests.

NB NOTHING APART FROM PAPER CAN BE FLUSHED DOWN THE TOILETS< ALL OTHER SANITARY AND PERSONAL ITEMS MUST BE PUT IN THE BATHROOM BIN. We take a video to make sure the toilet is in good working order before each guest arrives, if you notice a problem you must tell us straight away to avoid loosing your deposit.

You will have the benefit of your own private wood fired hot tub in your own little garden. Included in your booking is enough wood for one decent session.
We can provide wood and kindling For £10 a session for any consecutive nights or prolonged sessions.
There is a communal swimming pool onsite for your enjoyment! Please note this is only open when above 15 degrees and a pool responder is on site.
Oh, and it’s pet-friendly too! You must let us know if you are bringing a pet tho as we need to take extra steps and there is a private surcharge.


As a self-catering apartment, you'll find everything you need for a perfect stay.
The kitchen has a fridge, a hob, an oven, a kettle and all the utensils you need to self cater.
The Hive is a perfect place to relax and offers a television and internet access as well.


There is one bedroom in this apartment which contains a double sofa bed and a king bed up to a family of 4 can be accommodated. not suited to parties, families must negotiate with us first as we do an extra charge per child for the duration of your stay.


There is one bathroom, which is ensuite, has a toilet and sink and a walk-in shower.


Linen, towels shampoo and shower are all included to make your stay more enjoyable.
