Enjoy a red light sauna, gym area with treadmill and TV, pool table, garden tub, screened-in patio, BBQ grill, and fully fenced yard with boat and garage parking. 1 mile to Indian River Boat Ramp, under a mile to Sebastian Golf Course, 8 miles to the beach, and 30 minutes to Headwaters Lake. Beach chairs and umbrella provided. Smart TVs in every bedroom, plus living room and family room.

Guests that have booked are confirming that they (the primary booker) and any guests that are part of the reservation, are aware and agree to the following rules outlined below, the rules listed under the house rules section, as well as any additional rules listed in the listing description/additional information section:
-$100 per pet fee is required to be paid before check-in information is provided. Non disclosure of pets will be considered a major house rule violation and will result in dismissal from the property.
-We will kindly confirm the number of guests and animals after a guest has booked. Confirmation is needed from the guest before access information is provided and before door codes are activated.
-Due to local city rules and permit regulations for vacation rentals, guests will need to contact the property manager at the number listed in the welcome binder for evening and overnight emergencies. The name and contact number is listed at the top of the front page under "Safety and Important Contact Info" and is also listed at the bottom of the checkout sheet where the Wi-Fi information is located.
-No cats allowed due to health hazards to the owner.
-Cars cannot be parked in yard/street or at neighbors. Maximum 1 car in garage and 3 in driveway. Boat Parking available, please inquire if unsure.
-Guests are not permitted to exceed listed occupancy in accordance with local laws.
-Animals are not allowed on furniture and dropping must be cleaned from the yard.
-1 house trained dog ok, no cats. Please inquire if dog is >20 lbs or you have more than 1.
-Smoking/Vaping is Only Allowed Outside away from doors and windows and must be thrown away in the outdoor garbage cans.
-Quiet family neighborhood, no loud music/parties/large gatherings.
-Excessive trash/missed pickups will be $20 fee per occurrence
-No loud music, yelling, or fights/disputes.
-Guests are expected to clean up spills and keep rooms tidy. Floors should be spot mopped/swept if needed due to spills or animals.
-Guests are required to scrape the grill and empty the grease trap in the trash after every use.
-Any and all damage needs to be reported immediately.
-Queen Air mattress available
-Excessive cleanings or abuse due to spills or dishes/food will result in a minimum $275 fee.
-Workout equipment and sauna are for adult use only (18+). Guests should consult with a physician prior to use, especially if pregnant, under medical care, or taking medications. Use of the equipment and sauna is entirely at your own risk. By using the equipment and sauna, you voluntarily assume all liability for any injury, illness, or damages that may occur.
-Guests will be asked to leave the residence for significant violations (in accordance with house, local, and state laws) and do so with the understanding they will not be refunded their deposit or any remaining nights on their reservation.
