The Boat House is the only structure at the Ranch located on the banks of the Brazos River. The action at the Boat House all happens outdoors with a screen porch to relax and beat the heat. Or get out on the fishing deck, where you can fish for bass. Adjoining the porch awaits a large room with a kitchen, queen size bed, two twin day beds and two twin beds in the make shift loft. This is no fish story and is a fisher's dream come true.

☆The person that made the reservation needs to be present at the property for the duration of the reservation
☆No parties are allowed. Evidence of a party will result of the immediate cancellation of your reservation
☆No smoking is allowed in the interior of the property. Smoking is allowed outside of the property. Smoking within our buildings will incur a $250.00 service fee.
☆Guests will need to bring all personal toiletries including tooth paste, tooth brush, shampoo, conditioner, and body wash
☆Failure to abide by house rules will result in additional fees being applied
☆ We do not offer food or beverage onsite. You are welcome to bring your needs of food and beverage to last for your stay or drive 20 minutes into Waco for restaurants.
☆We have charcoal grills conveniently located outside your cabin, please bring your own charcoal.

☆PETS☆
We love hosting pets! We happily welcome up to two dogs at our home with an added pet fee of $75/pet. If you're planning to bring your furry friends along, please don't hesitate to send me a message!

Just a few other notes! You are expected to clean up after your pet, in the house, and in the yard. We ask that you provide your OWN blanket for them to lay on if your pet prefers that. Dogs are NOT allowed on our furniture/beds/couch/blankets/sheets and an additional cleaning fee will be charged if dog hair is found on these items at check out. If you book and bring more than two dogs, you’ll be subject to additional fees.

MAXIMUM of 8 guest occupancy. Anyone over the age of 3 should be accounted for on your reservation.

☆REFUNDS☆
We will enforce our cancellation policy agreed upon in the booking platform and STRONGLY encourage purchasing traveler insurance. We do not refund for weather, weather-related issues, or natural disasters.
