VILLA CAPRESE - SARTEANO AREA
Located close to the town of Sarteano, it offers a private outdoor swimming pool, indoor pool with heated jacuzzi, gym and large outdoor spaces. Set on 65 hectares, this 16th-century villa has been tastefully renovated into a modern luxury retreat featuring designer touches and custom details. It lies between Valdichiana and Val d'Orcia, close to many small towns, and within driving distance of thermal spas, Siena, Florence and many other art cities and towns.

The villa (600 sqm) consists of a main villa which develops over three levels (ground, first and second floor) and a guest house.

MAIN VILLA (sleeps 13)
The entrance to the villa is on the ground floor. Here you will find a living room (with sofa, armchairs, smart TV, and Play Station 4), a dining room (with a wine cellar) and a well-equipped kitchen. There is also a bathroom (with toilet), a small gym (including Technogym equipment) and an indoor pool (with jacuzzi).

On the first floor, you will find a living room (with fireplace and armchairs) and five double bedrooms with exposed beams and mosquito nets:

- Two large double bedrooms (with king size beds, smart TV) with ensuite bathrooms (with shower, one with double sinks)
- One large double bedroom (with king size bed, smart TV) with ensuite bathroom (with tub and double sinks)
- Two smaller bedrooms (one with double bed, one with two single beds and one has a smart TV) with ensuite bathrooms (with shower).

On the second floor, you will find a large double bedroom (with king size bed, smart TV) with ensuite bathroom (with tub, shower, washbasin, bidet, and toilet).

A sofa bed is also available in the little tower where an additional person can sleep.

GUEST HOUSE (sleeps 2)
In the guest house you will find one double bedroom (with double bed and disabled access) with ensuite bathroom (with shower). There is also a billiard room which can be used as a meeting room and a bathroom (with toilet).

Outside, you will find a large garden featuring lawns, a private swimming pool (12m x 6m; depth 1.5m; open 1 May to 15 October) with a sunbathing area (with sun loungers), a large gazebo (with sofas), a smaller gazebo (with sun loungers) and a vegetable garden (with aromatic plants, vegetables, and fruit trees). In addition, the living room and garden open onto a 90 sqm veranda (with a dining table and seating) and there is a wood-burning stove and barbecue area.
