The space

Welcome to 'Sassafras!'

This 4 bedroom, 4.5 bathroom WaterColor vacation rental home backs to nature preserve and creates one of the MOST tranquil outdoor living spaces in the area!

The house has a lovely heated pool with sun loungers, multiple porches (front and back porches are screened-in), and parking for 5+ vehicles in the driveway.

Among other things, it features the most adorable bunk room, 2nd living room upstairs, wrap around porches on both floors, an open floor plan, a wonderful chef's kitchen, private outdoor patios and porches (lounge seating and dining table), and a large heated pool. With a gas stove, stainless steel appliances, and built-in breakfast bar, this kitchen will make anyone want to whip up a gourmet meal during their stay! The beautiful coffered ceiling in the main living room adds to the cozy vibe, along with the beautiful built-in see through fireplace. There is an additional cozy lounge area off the dining room.

All of the bedrooms have king size beds besides the bunks. There are two twin bunks in the hall, and an additional bunk room with 4 twins. There is a queen size sleeper sofa in the upstairs living room. The bathrooms have marble vanities and glass showers. This home offers plenty of privacy with wooded area surrounding the property, and porches galore!

This house comes with a maximum of 12 wristbands, which per the WaterColor HOA limits the number we accommodate even though there are sleeping arrangements in the home for more. Children under 5 are not required to wear a wristband so are not included in this number.

Guest access

The WaterColor community is the most desirable community on 30A due to its exceptional community amenities. Guests will have inclusive access to the Gulf-front WaterColor Beach Club and new Camp WaterColor facilities, in addition to 7 other beautiful swimming pools located throughout the community, the closest of which is Camp WaterColor just a few doors down from the house!

The neighborhood has a quiet, comfortable feel - great for kids to play. The WaterColor Beach Club, about a 5-minute LSV ride on neighborhood streets and features a huge main pool and lounge area, an 'adults only' pool, additional pool deck with even more lounge seating, and third pool area with zero-entry (perfect for even the littlest kids!). It also has dining service available, and a sunset bar, Costa Chica. All of these amenities have beautiful views of the Gulf!

Camp WaterColor is geared towards kids and has its main butterfly pool with monarch slide for older kids, caterpillar pool (zero-entry + children's area with skipper slide for littler kids), lazy lizard pool (zero-entry + lazy river), lifeguards on duty, The Canteen restaurant + bar, basketball court, playing field, and AMAZING playground for kids!

The wristbands for access to all of these wonderful amenities are included in the nightly rate and are no additional charge to the guests.

There is parking for 3 cars in the driveway or pads located throughout the community.

There is a Publix grocery store within 5 minutes you can walk, bike, or take the LSV too if needed.

Other things to note
-Beach chairs through WaterColor Beach Club should be reserved in advance.
-In order to receive the proper number of amenity wristbands, you must enter the total number of people in your travel group when booking. Please bear in mind that the HOA will not be able to provide additional wristbands once you are here. Finally, the WaterColor HOA will charge $50 per wristband to replace any that are lost. Watercolor requires guest contact information for Watercolor wristband registration.
-Weddings and other similar events are not allowed at this home. Violation of any home rules may result in forfeiture of rental payments and deposits, as well as subject to HOA, community and management fines.
-Please note we provide a starter set of supplies such as toilet paper, paper towels, trash bags, dishwasher + laundry pods for your stay.
-Check in is 4:00pm & check out is 10:00am. These times are strict and late check out will be subject to another day's rental fees.
-Smoking is strictly prohibited.
-All renters must be over 25 years of age, or if under age 25 must be accompanied by a parent/legal guardian.
-Pool heating must be for the full duration of your stay and must be requested 48 hours prior to check in and paid before the heater will be turned on. Pool heating cost is $50/night of your reservation and is available October 1 - April 30.
-The LSV is not to be driven past the town of Seagrove to the East or the town of Grayton Beach to the West. Resolving any issue from the LSV battery dying because of the renters not charging it will be charged to the renters.
-Damage that occurs will be collected from the renters.
-Southern Holiday Homes can not be held liable for any damage or injury to any persons caused by LSV, bikes, pool, or other amenities provided to guests.
