Dune Vacation Rentals Presents: Amenity passes for 12 people max. Home sleeps 12 guests who are over age 5 and 4 guests who are 4 years old or younger. (We cannot get any extras) Passes provide full access to Watercolor Beach Club, Camp Watercolor and all neighborhood pools. Children under 5 years of age do not require an amenity pass. This home sleeps 16 total (12 adults and 4 kids that are under the age of 5).

Adjacent to Camp Watercolor, “High Cotton | 105 Spartina Circle” is a beautifully remodeled 5 bedroom + bunk space residence. This home is perfectly situated in the Camp District of Watercolor and boasts stunning views of the community green space and blossoming garden. Enjoy the 6 seat golf cart/LSV that makes cruising around Watercolor a breeze!

Throughout the open concept living space that elegantly flows into the gourmet kitchen, you will find luxury furnishings and no detail missed. The kitchen features stainless steel appliances, a large center island with bar stool seating for four guests, and ample counter space for creating spectacular meals. Off of the kitchen is a newly extended dining room with with plenty of seating for the whole family to gather around the table durning meal time. There is a private bedroom on the first floor with a queen size bed. The first floor also offers a laundry room and a full bathroom.

The second floor features a spacious master bedroom with a king sized bed and ensuite bathroom with a spacious walk-in shower, soaking tub and dual vanity sinks. The master bedroom also has access to a private balcony for beautiful views of the WaterColor community and a sitting room with a tv to truly relax. There are three king guest bedrooms that each feature their own ensuite bathroom.

The third floor of the home is a great, open space for entertaining and creating those family, beach vacation memories that will last a lifetime. The open space offers plenty of comfortable seating and a large tv. There are two bunk rooms each with their own bathrooms. The first bunk room offers three twin singles and one twin bunk bed. The second bunk room offers three twin singles and two twin bunk beds.

**Please note that this property comes with a maximum of 12 amenity passes. All party members aged 5 and older must have an amenity pass.

- Parking for 2 Vehicles
- No Events, such as weddings receptions and other larger gatherings are allowed. Only people staying in the home are allowed on this property. If violated, double cleaning fees, as well as other possible fees, will apply.
- No pet home. Per the signed Rental Agreement, any violation of the no pet policy will result in immediate eviction, plus additional cleaning charges.
- Amenity passes for 12 people which provide Full access to all WaterColor community swimming pools, including Camp WaterColor and the Beach Club. Children under 5 years of age do not require an amenity band for access.
- WaterColor HOA allows one golf cart/LSV per address- you may not rent a second cart if the home you have rented offers one. All golf cart/LSV rentals in Watercolor must be made through The Electric Cart Company and will be limited to a specific amount throughout the community at any given time. Cart rentals are granted on a first-come, first-served based. Watercolor condos cannot rent golf carts/LSV.
- The HOA issues one parking pass per reservation. Guests are encouraged to park their vehicles in the driveway or garage of their rental home. They do not need a parking pass when their vehicle is parked on a private residential property.The HOA-issued parking pass is required to park a vehicle overnight on the common area parking pads.

Reservation/Booking Policy
- Minimum Age: All properties require a minimum of one adult over the age of 26 to be staying at the property throughout the rental term.
- A 50% deposit is due at the time of booking
- Except for a $250 cancelation fee, deposits are fully refundable if cancelations are given 60 days prior to the arrival date
- Balance of payment is due 60 days prior to the arrival date
- Check-in begins at 4:00 PM and check-out is by 10:00 AM
- Cleaning: Reservations made for more than 12 nights require a full clean during your stay. This will be added onto your total when checking out. Reservations for less than 12 days, have the option to add a mid-stay clean onto your reservation.
- As a reminder, the golf cart/LSV is owned and provided by the home owner as a complimentary amenity. No refund or rate adjustment will be made for unforeseen mechanical failures which make the complimentary golf cart unusable during your stay. In the event of a mechanical failure, alternate transportation would not be provided.

Beautiful Home + Great Location

With 3 young kids in our group, we chose High Cotton for its proximity to the pools, playground and open greenspace. The home is so perfectly located and even being so close to so many things, it still felt quiet. The home was beautifully appointed and was exactly what we needed - bunk rooms for kids, a first-floor bedroom for some older folks and the luxurious king suites upstairs. Plenty of room to spread out and yet cozy enough to make some wonderful family memories! A+ experience with Dune, too - our Property Manager was so responsive and helpful. The text option made communication so easy for us!

Beautiful home and great location

We loved our stay. Home is beautiful and had plenty of room for the 10 of us. Green space in the back was great for the kids the throw ball and play soccer. Kids club is right next door and short golf cart ride to the beach. We will definitely stay here again.
