Welcome to "The Charming Grouper" where your family vacation just got better! This beautiful beach home is only minutes from the gorgeous waters of the Emerald coast, and right around the corner from the community pool! Wifi is blazing fast and rock solid service! Perfect for remote work and heavy streaming!

This home is located in the newer “Serenity at Dune Allen” community in Santa Rosa Beach on the west end of 30A, and just minutes from the popular shopping and dining area of Gulf Place. You and your family are sure to fall in love with everything this beautiful beach home has to offer! Beautifully decorated, while still feeling comfortable and welcoming for a family to enjoy. This open concept floor plan is the perfect place to entertain or even just to chill after a long day at the beach. The family room boasts a large sectional and two additional comfortable chairs with a huge Smart TV.

While staying at "The Charming Grouper" you also have access to a new 6 seater golf cart. This golf cart is street legal, so not only can you drive it to the beach access right across the street and the community pool, but also to all the shops and restaurants at Gulf Place!

The new Dune Allen beach access (with parking) is just 2 blocks away - a 1 minute golf cart ride, 2 minute bike ride or a 5-6 minute easy walk. Multiple additional public access points are also close by.

The exterior of the home features both a first and second floor covered front porch with comfortable chairs for your morning coffee or evening night cap. A side deck with a natural gas grill and additional seating along with a back patio with fire table and chairs give you a front row seat to the beautiful wooded area behind the house.

30A is the place to stay!

House was perfect for 6 of us. We loved the property and the location. The golf cart was perfect for heading to the beach. Restaurants we enjoyed were within a few miles. We will definitely be back!

PERFECT ADULT GETAWAY!

This lovely home was the perfect adult getaway! The house was stocked with everything you could ever want. The kitchen has everything you will need to cook any meal. Not that we used anything but 1 pot to make tea. It was nicely decorated too!! The owners of this house really wants its renters to be happy!!!! The golf cart was the added bonus that made us decide on this property!!! Perfect for going to beach and supper at night. It was the nicest golf cart that we have every got when at 30A!!

Golf cart was so, so useful in getting us to the beach, pool, shopping, and restaurants! Only moved our car for occasional groceries. The property managers responded immediately to questions and were very helpful!! The ONLY negative is not enough parking for golfcarts/cars at the beach entrances and parking cars at all the houses in the neighborhood is tight.

It smelled fresh and the decor was beautiful. There is a tankless water heater so with four daughters we had constant hot water! The kitchen had everything you could want and we loved the cuisinart coffee maker as we don't like keurigs. We had so much space the set up was perfect. We have been to 30a many times and what we enjoyed about this particular location was the traffic really wasn't bad at all and there was plenty of room at the public beach. The foot sprayers and bathrooms were so convenient right there. The golf cart was a total blast! We could get to restaurants, coffee, and the beach with the electric golf cart which was super nice with the current gas prices. I would highly recommend the Charming Grouper. The communication was amazing. We had no needs but I felt like they kept in touch well so if we did need anything they were always available. We would stay here again without hesitation and I hope we do soon!! You will not be disappointed with this rental!!

Great house and fun vacation!

We had a great time in the Dune Allen beach area. The Charming Grouper is a great house in good (new like) condition. Our family of 5 had plenty of room and everyone enjoyed the house. The beach is walkable from the house but the golf cart made it very easy and fast to get there. The other great thing is the house comes with chairs and other beach essentials to make the experience convenient and fun. The only challenge is that the house faces west causing the temperature to rise in the afternoon to 78 but then cool back off by morning. It was manageable for us and wouldn't prevent us from booking in the future.

It offers many conveniences made our stay more comfortable such as beach chairs, outdoor shower, golf cart, etc. this is by far one of our favorite places we have ever stayed. Already looking to book this place in the future. Beach access was very close and was not overly crowded. We were able to set up beach chairs every morning with no issues! You will love this place. 10/10 recommend!!!

Overall, I do not recommend this vacation rental. Reviewer Comments: This home was in a decent location with easy beach access. It was in generally good condition, but a few things were not up to our preferred standards - specifically, the furniture and rugs looked quite worn, the paint could use a tune up, and nearly every sink and shower was backed up and wouldn't drain. We just dealt with it but it wasn't great.Overall, the rental property was responsive but when the provided golf cart died and was not working for almost two days, they did not offer an alternative form of transportation or a refund. We have rented in this area for five years and this was our least favorite stay thus far. Just ready for some TLC.

They layout was perfect, each having own bathroom and the sleeping nook for the 2 older granddaughters. House had everything we needed, from kitchen to beach supplies. The location really is a short walk. We got good use of the golf cart, transporting folks back and forth from Dune Allen beach access. Pool is nice size and close. Our only complaint was the wifi access only worked 20% of the time, which is needed to watch TV. We rebooted often, but that didn't work.

The home is wo well appointed, you feel like you are staying at a friends house. Everything you could possibly want to borrow when you are on vacation, is there for you. The golf cart is the biggest plus of all - it makes getting around SO EASY and SO FUN. The beach is super close - you could walk - but it's way more fun to take the golf cart. The location of this home is just perfect...close to everything - and in a very quiet, family orientated community. The only thing that was just a bit off were the linens and pillows - they were really not on par with the overall quality of the home. I actually considered running to a store to buy some more comfortable sheets. But honestly, that is minimal. The place is perfect and we will definitely make time to come back to it. Thank you for the wonderful vacation and for sharing your piece of paradise with us for a while.

Perfect Spring Break!!

Our grown children and a couple grandkids joined us periodically over those two weeks. Everything about this house was exceptional: great location, just a short walk from the beach, a quiet community, comfortable bedrooms, a large and inviting common space for dining, hanging out, and cooking, and a fun golf cart to scoot around town in. Everyone had their own bathroom, the beach toys, chairs, umbrellas, and wagon made it easy to enjoy the shores of Santa Rosa Beach. The neighborhood itself is the perfect combination of great local seafood, BBQ, music, and shopping without the huge crowds of some of the other seaside towns. The beaches here are so beautiful! I would also like to mention that the property manager was very responsive. We had trouble getting the golf cart key out of the lock box, and they were over to the house in less than 5 minutes to bust open the jammed lockbox and give us the key. All around a great 2 weeks:)
