Property Overview:
Welcome to Coffee and Cocktails, a spacious and inviting beachfront condominium located in the highly sought-after Blue Mountain Beach community. This beautifully decorated unit features a modern and whimsical flair, offering the perfect retreat for families or groups seeking a fun and relaxing getaway. With 1,619 square feet of living space, this three-bedroom, three-bathroom condo comfortably sleeps eight guests and is just steps away from the stunning Gulf of Mexico.

Key Features:

- Spacious Living: Enjoy an open-concept layout with a large living area that invites relaxation and togetherness. The unit is designed with comfort in mind, making it perfect for family gatherings or entertaining friends.

- Modern Kitchen: The newly remodeled kitchen is a chef's delight, boasting a large dining counter that seats four and a dining table that accommodates eight. STARTER AMENITY PACKAGE:

Our guests are provided with an "amenity starter kit," which includes an initial supply of bath soap, shampoo & conditioner, body lotion, 2 dishwasher pods, 2 rolls toilet paper per bathroom, 1 roll paper towels,  2 laundry pods, and trash bags. These items are provided for your convenience, and are only intended to get you through your first 24-48 hours

AIRPORT INFORMATION:

Northwest Florida Beaches International Airport (ECP) is located in Panama City Beach and is approximately 45 minutes from the condo.

Destin-Fort Walton Beach Airport (VPS) is located in Destin and is approximately 1 hour from the condo.

When flying into the Santa Rosa Beach area, we highly recommend booking a car service (we can provide you with suggestions) as Uber/Lyft can be difficult to schedule in our area.

*You must be at least 25 years of age to rent this property.

Please note our age requirement policy; One (1) parent or guardian over the age of 25 be present and staying in the property for every three (3) guests between the ages of 15 and 25.

Great stay. Only negative comment is that the cleaning staff did not do a great job prior to our arrival but the condo management was quick to remedy and welcomed the feedback. Great location, exceptionally easy access to the beach even with our toddler in tow.

Perfect spot to relax!

This is my third time staying in these condos and we will keep coming back! This unit in particular was extremely well decorated for both style and comfort with inviting seating areas indoors and outdoors. We went on Memorial Day weekend as a family of 4 with another family of 4 and it was PERFECT for all 8 of us. The easy access to pool and beach allowed us to make memories and not have to fuss over parking/holiday traffic. Close to seaside and shopping, but also perfect for staying put and relaxing. The only issue we had was the unit had not been cleaned when we arrived, but after contacting the property manager, cleaners arrived promptly to correct the mistake. Highly recommend this unit to families.

We love our stay and the condo is nice and spacious for our family of 5. My only complaint is the parking situation. The garage is small and tight spaces and you only get 1 space per condo. We only had 1 car but we brought down our golf cart and trailer (for the golf cart). We kept getting tickets which was annoying but overall great stay

We have stayed at this particular condominum before, and it is just perfect. It has everything my 3 children need and want, with the pool a short walk away, and the private beach just beyond that. The property management were super friendly and stayed in contact. It was a perfect week!

Pretty Darn Perfect

The unit itself is beautifully decorated and VERY comfortable. It was clean and well-appointed-- we found the kitchen to be well-equipped for all our cooking needs. The building is also beautiful and clean- the beach is a verrrry short walk away, just past the (relatively small but nice) pool. Call Excel beach rentals in advance for chairs and umbrella set-ups. I would highly recommend this property for families.

Great Family & Friend Vacation Getaway

We really enjoyed our stay at Coffee & Cocktails. The condo was clean and just as described in the listing. We loved renting the beach chairs vs. bringing our own because it saved us trips to the beach (as we already had enough stuff traveling with 4 adults and 4 kids). TIP: make sure to get out EARLY to pick which beach chairs you want! The first day we made the mistake of purchasing/choosing chairs when we were ready for the beach and got the second row of chairs; which if you have children, you can't see them in the water from the second row. So us adults had to sit in the sand at the waters edge so we could keep an eye on them. The rest of the week, my husband got up at 6am and waited in line on the boardwalk to choose which set of chairs we wanted (specifically front row at the waters edge). This made it more relaxing being able to see the children play in the water. Only confusion we had was there was not a unit number or floor number given during the check-in instructions for which condo this actually was. We used the photos from the listing to figure out which floor and unit it was. Worked perfectly lol. Condo is located on the first floor which makes it super convenient when going to the beach or pool! We loved going out every night and hunting crabs. We will definitely be back! Thanks for a great trip!

A very comfortable condo

This condo is very comfortable for a family. Easy beach and pool access. Parking (for one car) is convenient. During our stay one elevator was out of service which resulted in delays in loading to depart. Overall, definitely recommended.

Amazing Unit - Second time renting

The Blue Lupine is a beautiful small resort in Blue Mountain Beach. We choose this area due to friends living close by. This unit is very spacious, recently remodeled, and the check in process was easy. We are renting again for our next school break!

Enjoyed our stay. Great location and easy access to the beach. Plan to spend extra money each day to reserve chairs, as the chair rental company sets out chairs and umbrellas really early, and takes up the entire width of the the property. You can set up your own chairs, but it will be behind a row of the rentals. The rentals are definitely convenient, but I didn't like how they take up the entire front access to the ocean view if you want to use your own chairs. Also, put butter or cooking spray on your list to bring, if you plan to cook. We really enjoyed the stay and location, and would definitely book again in the future. Thanks!

We had a good time with the family. The condo was decorated cute- modern kitchen, easy to access to beach, safety codes for all entering property and beach, roomy for 8 adults. The cons were small pool, no ocean view, and some what difficult to bring a beach chair and umbrella unless you rent from the facility. Delivered on expectations and very much worth the price. Would recommend!

This was the perfect spot for our family vacation. Easy access to the beach and pool. We loved the private beach access. Condo was roomy and the layout was perfect for our family. Neighbors were respectful of the quiet hours. Only thing that would have made the stay better would be to have a smart TV / access to Netflix or other streaming apps.
