• Avengers Game Room: Queen-size luxury sleeper sofa and armoire in a detached, insulated carriage house with mini-split A/C & heat. Note: Bathroom access requires walking through the gated backyard. Rain is rare, but please consider this during Spring months.

ABOUT OUR GAME ROOM/BEDROOM 5
Our Game Room can be a private space/bedroom with a very comfortable Queen sized couch bed. We also have an Armoire for clothing storage. You will be provided linen and pillows in the Armoire to make the bed yourself. The space is a detached carriage house but is very comfortable with windows, insulation, and climate control. You will need to walk outside, cross the patio to the shared bathroom in the main house (or studio). Please be aware that California generally has excellent weather and rarely rains except for the Spring months, please bear this in mind if you are counting on using it as a 5th bedroom.

ABOUT OUR POOL
Our cowboy-style tank pool is filtered (no jets), 22 inches deep, and 10 feet in diameter (perfect for 6–7 adults). We aim to maintain the water at around 85°F. Note: Temperatures may vary with the seasons. Please handle the pool cover with care. Damage may result in a replacement fee of $800.

PET FEE
Well-behaved dogs are welcome with prior approval. $150 per pet, per day. Dogs only (no cats or other animals). Pets are not allowed on furniture or linens—extra $50 fee applies for excess hair. If upholstery cleaning is required, this incurs a $500 expense. Please bring your own bedding if needed. Use provided bags for waste; turf clean-up incurs a $50 fee. Unauthorized pets will result in additional charges.

EV CHARGING
An electric vehicle charging station is available on-site for guest use. $25 per charge applies.

EARLY CHECK-IN/CHECK OUT
Early check-in and late check-out may be available upon request and are subject to availability. Additional fees may apply due to enhanced cleaning protocols and third-party scheduling. Guests who overstay or delay cleaning services may be liable for resulting costs.

SMOKING POLICY/FIRE RISK
Due to high fire risk in our region, smoking is strictly prohibited both indoors and outdoors. There may be times when fire pit use is restricted due to elevated fire danger.

PARTY POLICY
Small daytime gatherings may be allowed on a case-by-case basis with prior approval. An additional cleaning fee of $250 applies. Events must conclude by 10 PM, may not exceed 30 people, and must follow all house rules.
Note: Late-night parties and unapproved events are strictly prohibited. We maintain a zero-tolerance policy for disturbances or violations.

To help ensure a peaceful stay for everyone, we have security cameras at the front of the house to monitor guest numbers and pets; we also have a privacy-compliant noise sensor (NoiseAware) that tracks volume levels (but does not record audio).

Please note that an additional rental agreement is required after booking to ensure the house rules are clearly understood and acknowledged.
