Villa Bel Panorama is a restored Tuscan farmhouse with heated outdoor pool, located on a hill near San Gimignano, with a breathtaking view of the Val d'Elsa and the iconic landscapes of the ridges dotted with cypress trees, olive groves and vineyards. Originally built as a barn in 1620, the villa has been expanded and renovated to respect the original architecture, maintaining distinctive elements such as exposed wooden beams, thick stone walls and even fossil shells embedded in the external façade. The result is a timeless Tuscan villa, equipped with modern comforts and panoramic terraces spread over three garden levels. Furnished with artwork, modern furniture and antiques, the villa can accommodate eight people in four bedrooms. Outside, every space is designed for relaxation: outdoor dining under the porch, a lush terraced garden and a heated pool located on a lower level. The location is ideal for visiting San Gimignano, Siena, Volterra and the Chianti area, with Florence and Pisa easily accessible for day trips.

Interiors:
The villa is distributed over three floors. GROUND FLOOR â Four steps lead to the large open space living area with access to the panoramic porch; a double bedroom with en-suite bathroom with shower and direct access to the garden and parking area; two double bedrooms; two bathrooms with shower. BASEMENT FLOOR â Kitchen with dining area and fireplace; direct access to the garden and a circular brick barbecue; a bathroom with shower. FIRST FLOOR â A double bedroom accessible via a wooden staircase from the living area. On the ground floor and in the basement there are two single bedrooms made available as an alternative to a double bedroom. Air conditioning in the bedrooms and in the living room and in the kitchen (except in the single room on the ground floor).
Park:
The property covers about 3000 square meters and is divided into three terraced levels. The upper terrace houses an olive grove and a parking area for up to four vehicles. The central terrace is a lawn adorned with Mediterranean shrubs, holm oaks, oleanders, aromatic herbs and a jujube tree. Stone-paved paths connect the house to the various surrounding areas and offer numerous viewpoints over the hills. The lower terrace is dedicated to the pool and solarium, surrounded by broom hedges and fragrant essences. The entire property is completely fenced. The last 1.7 km of the access road are not paved and are not recommended for sports cars. N.B.: Please note that the photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.
Pool:
The pool is located on the lowest terrace of the garden, about 20 m from the villa; it is rectangular in shape, measuring 9 x 4.5 m with a constant depth of 1.30 m; it is covered with light-colored PVC; access via a Roman staircase; chlorine purification system; automatic internal lighting with twilight sensor. The pool is heated to an approximate temperature of 26â28°C (with a minimum outside temperature of 20°C) and is equipped with an automatic solar cover, which can be operated with a remote control. The solarium, paved with terracotta, is surrounded by Mediterranean herbs and brooms; equipped with sun loungers and tables; an umbrella is available on request. The pool is open from the last week of April to the first week of October.
