Guests have access to the entire home, except for the locked owner’s closet and storage areas. Enjoy driveway parking for up to 4-6 cars. Please note: The garage is not available for guest parking.

Important information to ensure a smooth and pleasant stay:

* No parties or events allowed. As per Texas state law and local ordinances, this property is located in a residential area with quiet hours from 10 PM to 7 AM.

* No local bookings please

* Regular yard service may occur during your stay (completed within a few hours).

* No lifeguard on duty – Use of pool and hot tub is at guests' own risk.

* Exterior-only security cameras are installed for your safety.

* The pool and hot tub are professionally maintained to ensure optimal cleanliness and safety. Please note that routine servicing is scheduled and technicians may access the pool area via the side yard. The service is brief and unobtrusive, designed not to disrupt your stay.

* Quiet hours: 10 PM to 7 AM

* Non-smoking property – No smoking of any kind indoors.

* Dog-friendly property (see House Rules for requirements). Dogs must be leashed when outside.

* Dogs are not allowed on beds or couches. Please keep pets off furniture to maintain cleanliness and comfort for all guests.

* Children are welcome under the following conditions:
- Guests are responsible for all necessary baby-proofing.
- Children under 13 years must be supervised by an adult at all times.

* The home is designed to accommodate a maximum of 14 guests. Any changes to the number of guests must be promptly communicated to the host. Unauthorized or undeclared guests may result in additional charges and possible cancellation of the reservation without refund.

* Heated Swimming Pool (Optional Add-On):- Pool heating is available for an additional $75 per day to cover energy costs. The water temperature can be set up to a maximum of 85°F for a warm and comfortable swim. *Please note* - We require 48 hours’ advance notice to turn on the heater so it’s ready for your stay.
