THE SPACE -

You are renting the entire home, a 3 bedroom, and 1 bathroom house, with a private backyard and year-round shared communal hot tub with a small casita in the back.

The home has all brand-new appliances and furniture, including Smart TV, Stainless steel range, refrigerator and dishwasher, and in-house, free Washer and Dryer.

This is a private/non-shared Entire Home. There will be a Guest in the house in the back of the lot with its own alley access to get into the casita. You share the backyard space and hot tub with them. The guests in the casita may also enter the gate on the side of the main house to use the trash cans that are on the driveway.

Please be aware that the property has a second home on the lot, the small casita in the back is a 1 bedroom 1 bathroom home. That house is in the back and is accessed by an entirely different street than the one you will use to access this main house. Please be ready to follow the self-check-in guide when you arrive for smooth check-in.

The hot tub is shared with the front house guests, so you may or may not see anyone else using it during your stay please be aware that our hot tub company does come multiple days per week to service the hot tub and balance the water. We do require you to wash your lotions and makeup off prior to entering the hot tub water.

You will have access to the entire place! We can’t wait to host you and make your trip one you’ll never forget!

You have the whole driveway to yourself. there is also free street parking!

The Hot tub area between the front house and the casita is shared!

OTHER THINGS TO NOTE -


PET RULES:

We allow (2) pets! You must agree to: $25/night per pet fee, added to the booking total (Please inquire about the pet fees for longer stays). Please also agree to a Zero impact pet policy (meaning there will be no sign a pet was onsite upon departure, you don’t allow pets in furniture or on rugs, the housekeeper has no extra work as a result of a pet being there). You accept full liability for your pets. Please keep the pets out of the bedrooms.


HOUSE RULES -

1) LOCALS MUST MESSAGE US BEFORE BOOKING. NO EXCEPTIONS.

2) Occupancy limits: We do not allow more than 8 guests in or on the property at any time, this is a hard rule the violation of which will result in the removal of all guests from the property immediately without a refund. You may be charged for any guest who arrives with you at the extra guest rate on our listing regardless if they stay is overnight as well so please let us know if you will be having any other guests so we can send an alteration request or request for an additional guest fee. Just because it can sleep 8 doesn’t mean that all 8 are included in the base rate. There may be extra guest fees after X # of guests and they will be required to be added officially

3) This is a self-check-in property: You certify that you are willing and able to follow the instructions that are being provided by VRBO through the house manual or check-in guide. You are aware that we have outside security cameras to monitor guest count and also for the safety and protection of our property. You can find our house manual and check-in guide here on the Airbnb platform on our listing. You also agree that you will not contact your VRBO host BEFORE reading the house manual and the entire listing.

4) Fees: There is a $200 per day fee for every day of your booking if it is found that you have been smoking on the property. There is a $50 LATE CHECKOUT FEE if you are there longer than you have been authorized. You further agree to compensate the host/co-host in full for any financial loss that is suffered as a result of breaking the rules set forth.

5) Retaliation Clause: You agree that you are booking in goodwill with your host/co-host and that you will not attempt to damage your hosts business because you are unhappy with a ruling by VRBO or host in the event that you experience anything that you perceive is dissatisfying during your stay or if a resolution is not decided in your favor. You also agree to cover all legal fees in the event that a court proceeding is needed.

6) Quiet Hours are from 10 PM - 8 AM.

7) By Booking a reservation you are hereby waiving all rights to pursue legal action against the owner or host for any injury or harm occurring during your stay, You understand and agree to accept liability in full.

8) You agree to clean up after yourselves and that our cleaning fee is not for heavy cleaning. You need to do your own dishes after use.

Look forward to hosting you and your pet!! The location really is great for pets, especially with the park nearby.

10) We don’t allow mail delivery as this unit has no mailbox. Please use Amazon locker or equivalent. Please speak with the host first if you need to send mail.

11) Alterations/Changes: Once you have confirmed your booking, any modifications to the dates or guest count may be treated as a cancellation and therefore be subject to the cancellation policy. The host retains the right to charge for lost dates you have removed with an alteration of at least a partial amount to the discretion of the host.

12) All events at the property must be discussed with the host and will involve event rate pricing. The park next door to the house has tons of free parking and can be utilized to hold all your event guests.

13) 6) Hot Tub Information- Before using the hot tub make sure to unbuckle all 4 plastic clips on both sides of the cover before folding it over so they do not break. They break really easily and are costly to repair. When you are done using the tub, please latch them again.

Please be sure to wash the body of any dirt, oils, and/or lotions before entering the hot tub, and do not spill any beverages/eat any food in the hot tub. After each hot tub use, we ask that you place a small baggie of shock that is provided in the box next to the hot tub in the hot tub and run the jets for a few minutes. Be sure to turn the jets off after those few minutes. We've added a safety latch on the box so no kids or pets will get into it. This will help keep the water super fresh during your stay! There will be a $75 charge if the hot tub water is in very poor condition after your stay. By following these hot tub rules, all guests will be able to enjoy a clean hot tub during their stay!


These rules may seem intense, but we are very easygoing when our lovely guests follow the rules and 99% of them do. It's our pleasure to host you!

Very clean and well decorated. My family enjoyed their stay. We were close to everything. We were able to take our boys to their doctor appointments with no problems. We would definitely recommend this property and would stay again.

Perfect location in SLC

Perfect rental, just big enough with the nice touches (hot tub and espresso machine!) And in a very quiet neighborhood but just minites from almost everything we like. Would love to stay again!
