We are close by but give our guests their space.

This is considered “downtown South SLC” be aware we are right next to the freeway (which means there is tons of off street parking along the freeway wall outside) you can sometimes here the gentle freeway buzz but it’s subtle and you have fans to drown out any noise.

Uber/Lyft, bus stops nearby and trax “s-line” close by.

This home is located in a more mix used commercial/residential zone. You can walk to all the breweries on West Temple that are half a block away. There is a freeway/Wall across the street from my property and you can hear the gentle buzz of the freeway /highway noise but it’s a solid brick home with new windows and it’s not over-the-top annoying or anything like that you should just be aware. Also, just a quick heads up, you`ll have to bring your own firewood if you plan on using the firepit!

Utah is a high desert climate and as such there are house ants, occasional harmless spiders, or Box Elder bugs that are usually seen more during seasonal changes such as going from winter to spring or vice versa. As responsible hosts, we have agreed to a pest control contract with Uintah Pest Control to service all our properties. Sightings are rare, but are possible. An occasional sighting is not considered a reflection of the cleanliness of the property.

1) LOCALS MUST MESSAGE US BEFORE BOOKING. NO EXCEPTIONS PLEASE.

2) Occupancy limits: We do not allow more than 10 guests in or on the property at any time - violation of which will result in the removal of all guests from the property immediately without refund. You also agree to pay for the `additional guest fee` associated with your reservation if applicable (just because it can sleep up to 10 doesn’t mean it`s all included in the nightly rate, and the adjustments are made when you select the accurate guest counts.

If you intend to hold an event here, we allow up to 16 people to come, but you will also need to communicate ahead of time with us, and we will add an event fee to the booking, which is $250 extra. You also agree that you will not have more than 10 guests at the property after midnight on your event night. The extra fees are not cleaning fees, and you agree to leave the property as you found it upon arrival, and the cleaners will only need to focus on linens and general disinfecting.

3) Check-in: This is a self-check-in property. You certify that you are willing and able to follow the instructions that are provided by Airbnb through the house manual or check-in guide. You can find our house manual and check-in guide here and on the Airbnb platform on our listing. You also agree that you will not contact your Airbnb host BEFORE reading the house manual and the entire listing.

4) Fees: We don`t allow smoking. There is a $200 per day fee for every day of your booking if it is found that you have been smoking on the property. There is a minimum $50 LATE CHECKOUT FEE if you are there longer than you have been authorized, as our housekeeper charges us in such a case. You further agree to compensate the host/co-host in full for any financial loss that is suffered as a result of breaking the rules set forth.

We allow 1 dog under 50lbs as we pay for a short-term rental insurance policy allowing pets. We charge $25/night or $150m (whichever is less) AFTER you book, through the Airbnb platform. This fee is not an additional cleaning fee. When you bring a pet, you agree to a “zero impact pet policy,” meaning that when you depart, there will be no additional work required to clean up as a result of a pet being on-site. Animals are not allowed on any furniture, and we don’t have any carpet other than area rugs. Please help us by closing the bedroom doors to keep your pet on the hard surface areas and off the beds.

If you have a service animal, we are 100% compliant with these laws, but you are still asked to inform us AHEAD OF TIME, OR IT WILL NATURALLY BE ASSUMED IT IS A PET, and you are still responsible for all cleaning and/or damage to the premises that occurs as a result of the animal. ESA in Utah is not the same as a service animal and will be treated as a pet.

5) Quiet Hours are from 11 pm-8 am.

- Please remove shoes/boots before entering the unit. SKI Equipment and bike or other recreational equipment must be kept in the entry area!

- If there are any signs of illegal drugs or smoking you will pay a minimum fee of $200 or more as decided by your host AND you will be required to vacate without refund.

- WE DO HAVE, AND DO MONITOR OUR EXTERIOR SECURITY CAMERAS in front and in the back SO PLEASE ADHERE TO THE RULES :) They are cameras that are activated and can record video and audio. The three cameras; one on the front porch, one above the garage, and one in the garage.

These rules may seem intense, but we are very easygoing when our lovely guests follow the rules and most everyone does. It`s our pleasure to host you!

Alterations/Changes: Once you have confirmed your booking, any modifications to the dates or guest count may be treated as a cancellation and therefore be subject to the cancellation policy. The host retains the right to charge for lost dates you have removed with an alteration of at least a partial amount to the discretion of the host.

6) HOT TUB:
To ensure a clean and safe hot tub experience for everyone, please follow these guidelines:
a) Cleanliness: Before entering the hot tub, please rinse off any dirt, oils, and lotions. This helps keep the water fresh and sanitary.
b) Food & Beverages: Do not bring food or drinks into the hot tub to avoid spills and contamination.
c) Supervision: Use of the hot tub is at your own risk. Any person under 18 must be accompanied by a sober, responsible adult at all times.
d) Daily Maintenance: After each use, add a small baggie of shock (provided in the ammo box) to the hot tub, then run the jets for a few minutes. Remember to turn off the jets afterward. This simple step helps maintain water quality during your stay. Keep shock baggies out of reach of children and pets.
e) Excessive Cleaning: If the hot tub is left in an unsatisfactory condition, an additional cleaning fee of $125 may be applied. We appreciate your cooperation in helping us maintain a clean and enjoyable experience for all guests.
By following these rules, all guests can enjoy a clean and inviting hot tub. Thank you for helping us keep the hot tub safe and fresh.

Grill- as a courtesy we have a barbecue grill in the backyard however, the housekeeper does not clean the grill between every guest. She will come and check the grill and if we see that you didn’t clean it after use you will be charged extra for it so please make sure to clean up the grill after use. Be aware there is a standard propane tank at the property that can be used with the grill, but we do not guarantee that the propane is refilled between every guest if it is low or you need to get propane, you can go and get it filled at Wasatch propane, which is only a few blocks away.
