Utah is a high desert climate and as such there are house ants, occasional harmless spiders, or Box Elder bugs that are usually seen more during seasonal changes such as going from winter to spring or vice versa. As responsible hosts, we have agreed to a pest control contract with Uintah Pest Control to service all our properties. Sightings are rare, but are possible. An occasional sighting is not considered a reflection of the cleanliness of the property.

House Rules:
1) LOCALS MUST MESSAGE US BEFORE BOOKING.

2) Occupancy limits: We do not allow more than 6 guests in this listing or on the property at any time, violation of which will result in the removal of all guests from the property immediately without refund. You also agree to pay for the "additional guest fee" associated with your reservation if applicable (just because it can sleep up to 5 doesn’t mean it's all included in the nightly rate. You understand that the listing has 3 bedrooms with queen beds and the couch in the living area can be used as a sleeper. Any alteration that shortens the duration or guest count after your initial booking will be subject to 50% of the daily rate for this alteration. Just because it allows 5 people in the unit, the rate you pay may be higher depending on the guest count so any alteration may alter the rate (see “additional prices” on our listing)

3) This is a self-check-in property: You certify that you are willing and able to follow the instructions that are being provided by VRBO through the house manual or check-in guide. You can find our house manual and check-in guide here on the VRBO platform on our listing.

4) Fees: There is a $200 per day fee for every day of your booking if it is found that you have been smoking on the property. There is a $50 LATE CHECKOUT FEE if you are there longer than you have been authorized as our housekeeper charges us in such a case. You further agree to compensate the host/co-host in full for any financial loss that is suffered as a result of breaking the rules set forth.

5) You authorize a fee of $50 per pet, per stay if you bring a pet with authorization or disclose at the time of making your reservation. and If you bring a pet without pre-authorization or additional pets you hereby authorize us to charge an additional $50/stay fee for each additional pet. If you have a service animal we are 100% compliant with these laws but you are still asked to inform us AHEAD OF TIME OR IT WILL BE CONSIDERED A PET, that one will be coming and you are still responsible for all cleaning and/or damage to occurs as a result of the animal. No dogs on furniture ever and no dogs allowed in any carpets areas. Dogs must remain on hard surfaces floor only and must be crated at night.

5) Quiet Hours are after 09 pm-8 am. Please be aware that you are above a basement lower unit, and you may hear them citing your stay, similar to a hotel, condo, or apartment and they can likely all hear you the same. Please be mindful of others. - Please remove shoes/boots before entering the unit. SKI Equipment in the unit must be cleaned and kept in our appropriate area entry closet. - If there are any signs of illegal drugs or smoking you will pay a minimum fee of $250

6) Alterations/Changes: Once you have confirmed your booking, any modifications to the dates or guest count may be treated as a cancellation and therefore be subject to the cancellation policy. The host retains the right to charge for lost dates you have removed with an alteration of at least a partial amount to the discretion of the host.

Broken water pipes

Weeds around entire property. Trash bags full of ants near entrance.Kitchen was not stocked with dishes as it stated, we had to go buy sheet pans, mixing bowls, measuring cups... No BBQ grill as property listed. About 7 days after being there, we began having issues with plumbing... Water flooded into BOTH of the bathrooms, and toliets wouldn't flush. The Host did get back to us after 3 different ways of contacting them. Host was able to move us to another location, which was better, but not great. This location was smaller than what we booked. (Thankfully I had my kids bring air mattresses and one of my children still had to sleep on the couch.). Neither of the two locations were good for a pet dog. There were weeds and not fenced, at either location, and both locations on busy roads.The only thing we felt that was good at the first property (listed here) were the beds.
