Top of the World is one of Cottonwood Heightsâ most desirable mountainside neighborhoods, known for its elevated views, quiet streets, and unbeatable access to Big and Little Cottonwood Canyons. Homes here sit above the valley with sweeping panoramas, incredible sunsets, and a peaceful, upscale residential feelâall while being just minutes from world-class skiing, hiking, and city amenities.
Utah has a high desert climate, and as such, there are house ants, occasional harmless spiders, or Box Elder bugs that are usually seen more during seasonal changes, such as going from winter to spring or vice versa. As responsible hosts, we have agreed to a pest control contract with Uintah Pest Control to service all our properties. Sightings are rare but are possible. An occasional sighting is not considered a reflection of the cleanliness of the property.
House Guidelines
Iâm excited to host you. These simple guidelines help us take great care of the home, respect the neighbors, and ensure a smooth and enjoyable stay for everyone.
1. Local Guests
If you live locally, please send me a quick message before booking so we can briefly connect prior to confirming your stay.
2. Occupancy
The home comfortably accommodates up to 10 registered guests.
If youâre planning to have additional visitors â even briefly â please check with me first.
For safety and insurance reasons, all overnight guests must be included on the reservation.
3. No Smoking
This is a strictly non-smoking property, inside and outside.
If smoking occurs, a $200 per day cleaning/remediation fee may be applied due to odor removal and deep cleaning requirements.
4. Check-In & Check-Out
Iâm happy to accommodate early check-ins or late check-outs when the schedule allows. Just send me a quick request in advance.
Unapproved changes that interfere with the cleaning schedule may result in a $50 fee.
5. Quiet Hours
Quiet hours are 10:00 PM to 8:00 AM in accordance with local guidelines.
Thank you for helping keep things peaceful for the neighbors.
6. No Pets
Pets are not permitted at this property.
A $200 per day fee may apply if pets are brought without prior approval.
7. Hot Tub
To help keep the hot tub clean and enjoyable for everyone:
Please rinse off lotions, oils, and dirt before entering
No food or drinks in the hot tub
Use is at your own risk
Children must be supervised at all times
If extra cleaning is required beyond normal service, a $125 fee may apply.
8. Mail & Deliveries
There is no mailbox available for guest use.
For deliveries, please use an Amazon Locker or similar service.
If youâre staying for an extended period and need mail delivered, just message me and we can coordinate options.
9. Reservation Changes
If your plans change after booking, just reach out as early as possible and Iâll do my best to help where I can.
Adjustments to dates or guest count may affect pricing or availability.
